Collier County Home Prices See Decline in Late 2025

Collier County experienced a downward trend in median home sale prices in November 2025, according to newly released data. The overall median sale price dipped compared to both the previous month and the same period in 2024, indicating a cooling market for residential properties in the region.

Data from Realtor.com for November 2025 reveals that the median home sold for $550,000, a decrease from October’s median of $575,000. This marks a 4.3% decline from the previous month. When compared to November 2024, the median home sales price was down 3.5%, settling at $550,000 from $570,000.

It is important to note that Realtor.com sources its sales data from real estate deeds, which can result in a delay of a few months. The statistics do not include homes currently listed for sale and are not directly comparable to listing data.

Single-Family Homes Performance

Focusing specifically on single-family homes, the median selling price in Collier County was $712,500 in November 2025. This was an increase of 3.3% from the prior month’s $690,000. However, compared to November 2024, the median sales price for single-family homes saw a 2.4% decrease from $730,000.

Despite the overall price trend, the market saw an increase in high-value transactions. One hundred ten single-family homes sold for $1 million or more in November 2025, an increase from the 98 recorded transactions of at least $1 million in November 2024.

Condominiums and Townhomes

Condominiums and townhomes experienced a more pronounced price decrease. In November 2025, the median sales price for these properties dropped by 4.3% to $392,500 from $410,000 in October. Year-over-year, the sales price was down 3% compared to November 2024’s median of $404,500.

Similar to single-family homes, the luxury segment for condominiums and townhomes also saw growth in transaction volume. Forty-eight condominiums or townhomes sold for $1 million or more in November 2025, up from 29 such transactions in November 2024.

Collier County Sales Volume

The number of recorded home sales in Collier County saw a significant increase in November 2025, rising by 19.7% to 633 sales from 529 in November 2024. The total value of these residential home sales reached $673.8 million.

Statewide Comparison

Across Florida, the median home sale price in November 2025 was $375,054, a slight increase from $375,000 in October. The state recorded 25,421 sales, up 2.7% from November 2024. The total value of residential home sales in Florida increased by 22.8% from October to November 2025, reaching $21.7 billion. Nationally, 9.19% of homes sold for at least $1 million in November 2025, an increase from 8.04% in November 2024.
