Ennismore and PMG have unveiled plans for Downtown Miami’s second supertall skyscraper, which will also feature the brand’s inaugural Delano-branded residences. This ambitious project aims to capture the iconic Delano spirit, offering a luxurious residential experience.

A New Icon Rises

Ennismore, a rapidly expanding lifestyle hospitality company, and national developer PMG have officially launched the first Delano residences in Downtown Miami. This project also signifies PMG’s second supertall tower in the city. Positioned as an exclusive branded residential address, the development aims to embody the Delano brand’s renowned legacy of refinement and enchantment, appealing to discerning global travelers and creatives.

Architectural Vision and Design

Soaring 90 stories high, the new development will house 421 residences, promising unobstructed views of the Miami skyline and Biscayne Bay. The architectural design is a collaboration between conceptual artist Carlos Ott and architectural firm CUBE 3, envisioned as a "vertical resort." Interiors are crafted by the award-winning Meyer Davis, infusing each space with a refined, contemporary aesthetic that echoes the distinctive Delano look and feel. Residences will range from studios to three-bedroom units, featuring high-end finishes from Italian design house Italkraft, Sub-Zero and Wolf appliances, and Waterworks fixtures.

Unparalleled Amenities and Experiences

The Delano residences will offer a suite of immersive amenities designed to elevate the living experience. A standout feature will be the Southeast’s first observation floor, located 850 feet above Miami, complete with a cantilevered glass deck offering panoramic city and ocean views. Culinary experiences will include Cafe Delano, an all-day signature restaurant, a sky restaurant, and the legendary Rose Bar, reimagined from the original Delano Miami Beach to offer a glamorous nightlife experience. For professionals, select residences will include deeded, furnished office suites. Residents will also have access to the Delano Members’ Club, a resort-style pool deck, and a Sky Pool at 800 feet. The wellness offering, The Source by Delano, will provide spa rituals, treatment rooms, saunas, cold plunges, and steam rooms.

Strategic Location and Future Outlook

Ryan Shear, Managing Partner at PMG, highlighted the significance of bringing Delano to Biscayne Boulevard, strengthening the connection between Miami Beach and the city’s evolving urban core. Phil Zrihen, Deputy Group CEO of Ennismore, expressed excitement about extending the Delano legacy into the residential sphere, particularly with the anticipated reopening of the Delano Miami Beach hotel. The development is supported by Accor One Living, offering a comprehensive approach to mixed-use projects and branded residences, with owners benefiting from the Accor Ownership Benefits Program. Core services, including 24-hour doormen, valet parking, and security, will ensure comfort and convenience. The sales gallery is located at 400 Biscayne Boulevard and is set to open in March.
