Fisher Brothers has officially opened Joule House, a significant new 308-unit luxury mixed-use development in Miami’s vibrant Wynwood neighborhood. The project, which began construction in July 2023, offers a blend of residential units and substantial retail space, marking a new chapter for the area’s evolving landscape.

Joule House: A Closer Look

Located at 2200 NW First Ave., Joule House stands as an eight-story property on a 1.38-acre site. The development offers a variety of living options, from studios to two- and three-bedroom penthouses, with unit sizes ranging from 474 to 1,405 square feet. Residents can expect modern features such as floor-to-ceiling windows, high ceilings, ample closet space, and in-unit washers and dryers.

Amenities and Design

Joule House provides over 23,000 square feet of amenities spread across three floors. Highlights include a rooftop terrace with an infinity pool, jacuzzi, and a lounge area equipped for entertainment. Fitness enthusiasts will appreciate the well-appointed gym featuring Peloton and Precor equipment. For professionals, a coworking lab offers a coffee bar, communal workspaces, a conference room, and private offices. The interior design, handled by ID & Design International, complements the indoor lounge, which includes a demonstration kitchen and game room. Rockwell Group was responsible for the design of the indoor and outdoor amenities.

The development also embraces art, featuring exterior murals and curated collections in partnership with WXLLSPAC. Practical amenities include EV charging stations and 120 parking spaces within a multi-level structure.

Financing and Development Team

Financing for the project, previously known as Wynhouse Miami, was secured through JPMorgan Chase and affiliates of Canyon Partners, totaling $117.5 million. Nichols Architects served as the project’s architect.

Wynwood’s Residential Growth

Joule House is part of a larger trend of development in Wynwood. The neighborhood recently saw the completion of Wynwood Works, a 120-unit affordable housing mixed-use development. Additionally, Society Wynwood, a 318-unit mixed-use project, underwent a significant refinancing, indicating continued investor confidence in the area’s residential market.
