Allen Morris Company has completed demolition at the future Ziggurat Coconut Grove site, marking a major milestone for the nearly sold-out mixed-use project. The cleared property is expected to transition into site work and vertical construction, with completion targeted for early 2028. The development will combine luxury residences, offices, retail and hospitality in Miami’s historic Coconut Grove neighborhood.

Key takeaways

  • Demolition is complete, clearing the way for site work and vertical construction.
  • The project is backed by a $138.5 million construction loan.
  • Ziggurat will include a 100,000-square-foot office tower and 18 luxury residences.
  • Completion is anticipated in early 2028.
  • An $8 million renovation of nearby Kirk Munroe Park is also planned.

Construction advances at Coconut Grove development

Developed by Allen Morris Company in partnership with the Espinosa family, Ziggurat Coconut Grove is moving into its next phase after the completion of demolition. The milestone positions the project for active site preparation and the beginning of above-ground construction.

The development is supported by a $138.5 million construction loan from BDT & MSD Partners and BHI. Its nearly sold-out status underscores demand for high-end residential and commercial space in Coconut Grove, one of Miami’s most established and walkable neighborhoods.

Two distinct buildings anchor the project

Ziggurat is planned as two architecturally different structures. A five-story office tower will provide approximately 100,000 square feet of trophy workspace, while a three-story residential building will feature 18 ultra-luxury condominiums above roughly 45,000 square feet of ground-floor retail.

Residences are planned to range from approximately 1,254 square feet to more than 5,000 square feet, with prices beginning at $3.5 million and reaching $15 million. The homes will face Kirk Munroe Park, which is slated for an $8 million revitalization through a partnership involving the developer and the City of Miami.

Design emphasizes walkability and greenery

Oppenheim Architecture is leading the architectural design, with interiors by Collarte Interiors. The project is expected to combine natural stone, extensive landscaping and contemporary architecture while reflecting Coconut Grove’s character and natural setting.

Open-air paseos will connect the buildings to a central courtyard planned with bistros, boutiques and wellness-focused offerings. The office tower is also expected to include a rooftop restaurant and lounge operated by a local Michelin-starred chef, with views toward Biscayne Bay.

A new mixed-use destination for the Grove

By combining offices, residences, retail and dining in a pedestrian-oriented setting, Ziggurat is designed to function as more than a condominium project. Its public-facing spaces and relationship to the neighboring park are intended to reinforce Coconut Grove’s village-like atmosphere while introducing new luxury and commercial amenities.

With demolition finished, the project now enters a more visible construction stage. If the schedule remains on track, Ziggurat Coconut Grove is expected to be completed in early 2028.
