Terra has opened the first phase of Upland Park, a $1 billion transit-oriented community taking shape at Miami-Dade County’s Dolphin Park-and-Ride Transit Terminal Facility. The launch brings 578 apartments to West Miami-Dade, with leasing and move-ins underway as construction advances on the community’s next phase.

Key takeaways

  • Phase one delivers 578 studio, one-, two- and three-bedroom apartments.
  • Monthly rents begin in the $2,000s.
  • A second phase will add 578 residences.
  • The 47-acre project will eventually include housing, retail and commercial space.
  • Upland Park is intended to support transit use and Miami-Dade’s SMART plan.

The opening marks a major step in Terra’s partnership with Miami-Dade County to create the largest transit-oriented development in the county’s history. The project is designed to increase public transportation ridership while establishing a mixed-use destination around the county’s planned East-West Corridor.

A large-scale public-private partnership

Located at 1455 NW 121st Ave., Upland Park is being developed on county-linked transit infrastructure in West Miami-Dade. Terra CEO David Martin said the project reflects a long-term vision for expanding housing opportunities and demonstrating how public-private partnerships can shape community development.

Construction on the second phase is expected to begin later this year. That phase will add another 578 residences, while later stages are planned to introduce additional mid-rise and garden-style apartments, retail offerings and commercial space.

Apartment options and features

The first phase offers residences ranging from approximately 700 to 1,528 square feet. The lineup includes studios and one-, two- and three-bedroom apartments, with rents starting in the $2,000s per month.

Apartment interiors include Italian cabinetry, quartz countertops, stainless-steel appliances and vinyl tile flooring. Units also feature in-home washers and dryers, roller shades and walk-in closets in primary bedrooms, providing features aimed at both renters and households seeking larger floor plans.

Amenities centered on outdoor living

Upland Park’s shared amenities are intended to support recreation, social gatherings and family activities. Residents have access to a resort-style lap pool, a separate children’s pool, a clubhouse and pickleball courts.

Additional features include outdoor grilling and gathering areas, a playground, dog park, game lawn and landscaped green spaces overlooking the community lake. These facilities complement the project’s transit focus by creating a neighborhood environment where residents can access daily activities close to home.

What comes next for Upland Park

With leasing and move-ins underway, the completed first phase establishes the residential foundation for the broader development. The second phase will effectively double the community’s initial apartment inventory, while future construction is expected to expand its housing mix and commercial activity.

As Upland Park develops, Terra and Miami-Dade County are positioning the project as a major anchor for the county’s transit network and a model for integrating new housing with public transportation investment.
