South Florida Real Estate Poised for Stability in 2026 Amidst Lower Interest Rates and Strong Job Market

South Florida’s real estate market is anticipating a more stable year in 2026, driven by declining mortgage rates and a robust job market. While 2025 presented challenges, particularly for the condo market, experts predict a brighter outlook for the upcoming year, with potential benefits for both buyers and sellers.

Key Takeaways

  • Mortgage rates are projected to decrease, improving affordability.
  • The condo market is showing signs of stabilization, with resale units offering opportunities.
  • Single-family home sales are expected to continue their upward trend.
  • The commercial real estate sector remains resilient.

2025 Market Recap

The year 2025 was described as "okay" for single-family homes, with limited price growth following the post-COVID boom. The condo market faced initial headwinds, with falling prices and increased inventory, partly due to reforms enacted after the Champlain Towers South collapse. However, lower prices and decreasing mortgage rates helped attract buyers, leading to stabilization by year’s end.

2026 Outlook: Tailwinds Ahead

Several factors are expected to positively influence the South Florida real estate market in 2026. Mortgage rates are anticipated to continue their downward trend, with the Miami Realtors Association predicting a 30-year fixed rate to reach 5.8% by the end of the year. This reduction in borrowing costs will lower monthly payments for homebuyers and may encourage existing homeowners to sell.

While the condo market is expected to slow its pace of sales, it is also forecast to stabilize. Resale condos are particularly highlighted as a strong opportunity in 2026, offering buyers negotiation power and potential benefits even with ongoing assessments. New construction condos are less emphasized for buyers seeking value.

Single-family homes saw increased sales and price growth in late 2025, and this trend is expected to continue. While significant price surges like those seen during the COVID-19 pandemic are not anticipated, a steady increase is projected, especially with potential for increased supply.

Challenges and Opportunities

Despite the positive outlook, affordability remains a concern, as median home and condo prices are still high relative to median wages. A Bankrate study indicated that very few homes on the market are within reach for typical households in Miami.

The rental market is expected to remain competitive, with high demand driven by population growth and the high cost of homeownership. Miami continues to be a top rental market, with significant interest in vacant apartments.

Potential changes to property taxes could impact the market. If voters approve reductions, home values might rise, while apartment owners could face increased burdens, potentially passing costs to renters.

Commercial Real Estate Resilience

The commercial real estate market in South Florida has demonstrated resilience. Vacancy rates are below national averages, and new construction is strong, with much of the new space already leased, supported by the expanding job market. Reports indicate Miami is on "relatively strong footing."
