The Mount Vernon Company has acquired Promenade Shopping Plaza, a 207,877-square-foot, Publix-anchored shopping center in Palm Beach Gardens, for $67 million. The purchase marks the Boston-based company’s first major South Florida shopping-center investment and expands its retail holdings into one of Palm Beach County’s most affluent and rapidly growing markets.
Key takeaways
- Promenade Shopping Plaza sold for $67 million.
- The 207,877-square-foot center is 98% occupied.
- A rebuilt Publix reopened at the property in May 2025.
- The acquisition is Mount Vernon’s first major South Florida shopping-center purchase.
- The center sits on 22.81 acres near major roads and Interstate 95.
The transaction underscores continued investor demand for grocery-anchored retail properties, particularly centers with strong occupancy, recently upgraded anchors and favorable household demographics.
A strategic South Florida entry
Mount Vernon, a New England developer and property owner with four decades of experience, bought the center from Nuveen Real Estate. The company said it intends to remain a long-term owner and enhance the shopping experience while maintaining the property to a high standard.
The acquisition gives Mount Vernon a foothold in Palm Beach Gardens, a well-established market north of West Palm Beach. It also reflects the company’s broader expansion beyond its traditional New England base.
Property benefits from rebuilt Publix
Promenade Shopping Plaza was built in 1989, but its retail profile was strengthened by a completely rebuilt Publix prototype store that reopened in May 2025. The center is anchored by Publix alongside Planet Fitness, Bealls Outlet, Goodwill and Ace Hardware.
The tenant mix also includes professional-service, medical, food-and-beverage and family-oriented businesses. Goldfish Swim School is currently under construction, adding another activity-focused tenant to the center.
Location and demographics support demand
The property occupies 22.81 acres along Alternate A1A between PGA Boulevard and Northlake Boulevard. Its location provides access to Interstate 95 and Florida’s Turnpike, helping draw customers from surrounding neighborhoods and communities.
Promenade serves a trade area with more than 90,000 residents within three miles and average household income above $146,000. The center’s 98% occupancy rate, affluent customer base and essential-goods anchor provide a foundation for stable performance and potential rent growth.
Grocery-anchored retail remains competitive
JLL Capital Markets arranged the sale for Nuveen. The brokerage described the transaction as the largest grocery-anchored shopping-center sale in northern Palm Beach County in more than five years.
The deal highlights the scarcity of high-quality neighborhood centers in South Florida. Properties anchored by recently renovated grocery stores can attract strong investor interest because they combine daily-needs retail, established tenants and recurring customer traffic. Mount Vernon’s purchase also positions the company to benefit from future leasing and property-improvement opportunities at Promenade.
