Hillsborough County Sees Major Development and Infrastructure Projects Underway

Hillsborough County is experiencing a surge in significant development and infrastructure projects aimed at supporting its rapid population growth and enhancing public services. From a massive new water pipeline to a strategic land swap involving the Sheriff’s Office and the acquisition of key properties by major institutions, the region is poised for substantial transformation.

South Hillsborough Pipeline Construction Begins

Tampa Bay Water has commenced construction on the $505.7 million, 26.5-mile South Hillsborough Pipeline. This vital project is designed to deliver up to 65 million gallons of clean drinking water daily to the rapidly expanding southern region of Hillsborough County. It will serve new and existing housing developments in areas like Boyette, Wimauma, and Balm, which are projected to see significant population increases in the coming years. Construction involves complex tunneling under major roadways and waterways to minimize disruption, with extensive community outreach and coordination efforts underway to manage traffic and resident access.

Sheriff’s Office Land Swap Proposal

Hillsborough County leaders are considering a land swap that would relocate the Hillsborough County Sheriff’s Office (HCSO) Operations Center from its current eight-block Ybor City campus. The proposal involves swapping the Ybor City land for a 140,000-square-foot facility on approximately 25 acres near Brandon. This move would provide the HCSO with a larger, more modern facility, addressing issues of aging infrastructure and limited expansion space. In return, the Ybor City site is slated for mixed-use redevelopment, a move supported by county commissioners who see it as a significant opportunity for both public safety enhancement and urban revitalization. Developer Darryl Shaw is involved in the acquisition of the Grow Financial site, which the HCSO would potentially occupy.

Other Development Activities

Beyond the major pipeline and land swap initiatives, other development projects are also shaping Hillsborough County. A Dallas-based developer is set to replace an RV storage facility in Dover with new warehouses, indicating continued demand for industrial and logistics space. Additionally, Tampa General Hospital has made a property acquisition on Davis Islands, suggesting potential future expansion or development plans for the prominent healthcare provider.
