Hillsborough County Offers Property Tax Relief Following Hurricanes Helene and Milton

Hillsborough County officials have announced a series of property tax relief measures for residents and businesses impacted by Hurricanes Helene and Milton. The initiatives aim to ease the financial burden on those recovering from storm damage, ensuring they can access available exemptions and discounts during the rebuilding process.

Homestead Exemption Protection:
Homeowners whose primary residences were rendered uninhabitable by the hurricanes can retain their homestead exemption for up to five years. This provision applies as long as the owner intends to restore and reoccupy the property.

Save Our Homes and 10% Non-Homestead Cap:
Properties with homestead exemptions benefit from a 3% cap on annual taxable value increases. Non-homestead and commercial properties have a 10% cap. Repairs and rebuilding can be done within these limits without losing the cap, provided the new square footage does not exceed 10% of the original structure.

2024 Property Tax Refund:
Homeowners whose primary residences were uninhabitable for more than 30 days during 2024 due to the storms may qualify for a proportional tax refund. The deadline to submit applications, along with necessary proof of damage, is March 1, 2025. The Property Appraiser’s Office is actively reaching out to inform eligible residents.

Extended Discount Period and Tax Notice Mailing

Tax Collector Nancy Millan announced an extension of the 4% early payment discount period for property taxes until December 31, 2024. This extension is intended to provide additional financial flexibility for residents and businesses still dealing with the aftermath of the hurricanes.

In conjunction with this extension, the mailing of property tax notices, typically sent on November 1, has been rescheduled to November 25, 2024. This delay ensures that property owners have ample time to take advantage of the extended discount period. Over 535,500 tax bills will be distributed across the county. While the notices will be delayed, property tax information for 2024 will be available online starting October 28, 2024, and payments can be made beginning November 1.

It is important to note that the tax bills reflect assessed property values as of January 1, 2024, and do not account for damage caused by Hurricanes Helene or Milton. Property taxes for 2024 are due by March 31, 2025, unless further extensions are granted.
