Artificial intelligence is rapidly transforming the home buying process, with a significant portion of prospective buyers expected to leverage AI tools in their search. This technological shift promises to streamline transactions, offer cost savings, and provide new avenues for navigating the complex real estate market.

In Florida, a new website called Homa is leading the charge by offering a home-buying experience largely driven by AI, aiming to reduce reliance on traditional real estate agents. The platform automates approximately 95% of the buying process, assisting buyers in understanding the steps involved and determining offer prices. This automation allows Homa to significantly cut down on operational costs and pass those savings onto buyers in the form of credited commissions. For instance, one user, John Harrison, reported saving over $10,000, which he plans to use for home improvements.

Homa still incorporates human interaction for critical stages. While buyers can view properties with a network of showing agents, they are paired with a licensed real estate agent for negotiations and offer finalization. This hybrid approach ensures that essential human expertise is present while leveraging AI for efficiency.

AI Adoption by Traditional Agents

Beyond new platforms, established real estate agents are also integrating AI into their practices. In the Bay area, brokers like Cyndee Haydon are using AI for tasks such as price analysis. Haydon notes that AI is excellent for quickly processing, consolidating, and organizing vast amounts of data, freeing up agents’ time for more meaningful client conversations about what the data signifies. However, she emphasizes that the data still requires a human’s critical eye, as agents provide invaluable local expertise and an understanding of an area’s nuances that AI alone cannot replicate.

Both AI-driven platforms like Homa and traditional agents incorporating AI are utilizing technology to enhance the home buying experience. Homa’s model allows buyers to gain diverse perspectives by interacting with multiple showing agents, offering a broader range of local insights. With Homa having already closed on 15 homes and with many more in the offer stages, the company plans to expand its services to other states soon. This trend indicates a significant and growing role for artificial intelligence in making homeownership more accessible and efficient.
