Two newly built 7-Eleven stores in Winter Haven and Clermont have sold to separate private investors for a combined $22.86 million. The Florida developer sold both properties under corporate-guaranteed, long-term lease agreements, adding two high-priced convenience-store assets to Central Florida’s commercial real estate market.
Key takeaways
- The Winter Haven store sold for $11.31 million; the Clermont property sold for $11.55 million.
- Both stores were completed earlier this year and operate under absolute triple-net leases.
- The buyers were identified as private investors, but their names and the lease terms were not disclosed.
The transactions were announced Oct. 28 by SRS Real Estate Partners, which represented the developer in both sales.
Two stores, similar sale prices
The Winter Haven property, at 4326 Dundee Road in Polk County, sold for $11.31 million. It includes a 4,650-square-foot store on 1.59 acres, across from a recently built Publix shopping center.
In Clermont, the property at 9430 U.S. Highway 192 sold for $11.55 million. The 1.27-acre site has a 4,853-square-foot store near an Aldi shopping center. The sale prices differed by $240,000, and both properties fetched more than $11 million despite having buildings smaller than 5,000 square feet.
Lease structure offers predictable income
Each location is leased to 7-Eleven under an absolute triple-net agreement, with rent increases scheduled every five years. In a typical triple-net arrangement, the tenant covers property taxes, insurance and maintenance, while the owner receives rent under the lease. The corporate guarantee adds another layer of contractual backing for investors.
SRS did not disclose the properties’ capitalization rates or how much time remains on either lease. The buyers were described only as separate private investors.
Investor appeal and market context
Patrick Nutt, senior managing principal of SRS Capital Markets, and William Wamble, an executive vice president and principal, represented the developer. Nutt said the brand, convenience-focused business model and tax benefits associated with bonus depreciation continue to draw investor interest to 7-Eleven properties.
SRS said its Capital Markets group had completed more than 500 transactions nationwide in 2026, totaling over $2.5 billion. The firm also reported more than 900 properties on the market with a combined value exceeding $4.3 billion. SRS Real Estate Partners, founded in 1986 and headquartered in Dallas, operates 30 offices across the country.
