Hispanic Families Power Nearly All U.S. Household Growth as Homeownership Expands

Hispanic families were the force behind nearly all U.S. household growth in 2025, forming 1.1 million new households and pushing Hispanic homeownership to a record 10.2 million households. The findings, presented at NAHREP’s AVANCE Global conference in Las Vegas, highlight both rapid economic gains and mounting policy challenges.

Key takeaways

The latest reports from the Hispanic Wealth Project (HWP) and the National Association of Hispanic Real Estate Professionals (NAHREP) show that:

  • Hispanic households accounted for 92.6% of U.S. household growth in 2025.
  • The number of Hispanic homeowners rose by 441,000 to 10.2 million.
  • The Hispanic homeownership rate slipped to 48.5% as household formation outpaced ownership growth.
  • Hispanic household wealth has more than tripled since HWP was founded in 2014.
  • Florida, Texas and California led investment-property activity among Hispanic buyers.

Wealth gains continue despite a lower ownership rate

The 2026 State of Hispanic Wealth Report found that Hispanic household wealth has grown substantially over the past decade. Median Hispanic household net worth rose from $19,998 in 2013 to $42,380 in 2019 and $63,400 in 2022. The wealth gap with White households also narrowed, from $8.87 for every dollar of Hispanic wealth to $4.47.

Other indicators improved as well. Nearly half of Hispanic households now have a retirement account, while trust ownership rose from 7% to 11.1% in one year.

The homeownership rate, however, fell from 49.5% in 2023 to 49% in 2024 and 48.5% in 2025. NAHREP and HWP attributed the decline to the faster pace of Hispanic household formation. Even so, the 441,000 increase in Hispanic homeowners was the largest single-year gain for any demographic group since the Census Bureau began tracking the figure in 1975.

Investment and future demand

Hispanic households are also becoming a larger force in real estate investment. They represented 10.5% of all mortgage-financed investment-property purchases in 2025, up from 8.1% four years earlier. More than 41,000 properties were involved, with 23% in Florida, 15% in Texas and 11% in California.

The Urban Institute projects that Hispanic families will account for most U.S. household growth from 2020 through 2040 and 70% of homeownership growth. HWP’s 2034 targets include maintaining a Hispanic homeownership rate of at least 50%, reaching 11.5 million Hispanic homeowner households and increasing investment-property ownership by 25%.

Policy concerns could slow progress

HWP officials warned that immigration enforcement, lending restrictions and reduced access to business financing could undermine these gains. The organization said labor shortages tied to immigration enforcement are affecting construction, while some Latino-owned businesses are experiencing weaker customer activity.

DACA recipients and people with Temporary Protected Status no longer qualify for FHA-insured lending under the cited policy changes. Small Business Administration loans are also limited to U.S. citizens and nationals, a concern because immigrants own 52% of Latino businesses.

Florida remains a key market

Florida illustrates both the opportunity and the gap. The state’s Latino homeownership rate reached 56% in 2025, compared with 68% for its overall population. Latinos accounted for 34.3% of Florida’s homeownership growth over the previous decade and represented about 28.7% of the state’s population, or 6.7 million people.

With a median Latino household income of $73,200 and a relatively young population, Florida is positioned to remain a major center of Hispanic housing demand—provided affordability, financing access and workforce conditions keep pace.
