South Florida’s luxury housing landscape is becoming a single, interconnected market. A merger between Miami Realtors and Martin County Realtors now links property listings across five counties, giving buyers and sellers broader access to waterfront estates, high-end condominiums and other homes along nearly 120 miles of Florida’s Atlantic coast.

The merger marks another step toward treating South Florida as one large housing corridor instead of a collection of separate county markets. It follows Miami Realtors’ earlier combination with RWorld, formerly known as Broward, Palm Beaches & St. Lucie Realtors.

One database, five counties

The new MLS gives participating agents access to listings spanning Miami-Dade, Broward, Palm Beach, Martin and St. Lucie counties. The network is among the largest in the country, with roughly 94,000 real estate professionals able to use the system.

Because agents can search across county lines, a buyer seeking an oceanfront residence could see homes in Miami Beach, Boca Raton, Jupiter Island, Sewall’s Point or Stuart in one search. The database also includes information not typically available to the public, such as showing instructions, pricing histories and other transaction details.

Luxury buyers are already shopping regionally

The expanded MLS reflects how many affluent purchasers approach the South Florida market. Wealthy buyers often compare neighborhoods and property types across multiple counties before choosing a location, weighing waterfront access, privacy, amenities and proximity to business or family interests.

The addition of Martin County brings distinctive high-end areas—including Jupiter Island, Sewall’s Point and the Stuart waterfront—more directly into the orbit of Miami, Broward and Palm Beach luxury real estate. That could make it easier for agents to present northern alternatives to buyers who began their searches farther south.

Wider reach for sellers

For homeowners and developers, the unified system offers a broader marketing channel. A listing in Martin or St. Lucie counties can be promoted to agents serving major luxury markets in Miami-Dade, Broward and Palm Beach, while properties in the region’s established hubs can reach buyers considering a move north.

The broader exposure may be especially relevant as affluent households continue relocating to South Florida. Although the merger does not guarantee faster sales or higher prices, it gives sellers access to a larger pool of professionals and potential purchasers.

A more connected real estate corridor

Miami Realtors’ chief executive, Teresa King Kinney, described the region as a nearly 120-mile real estate corridor. The consolidation is intended to improve access to data, technology, education and business opportunities for agents serving clients throughout the area.

Consumers cannot directly use the private MLS, but licensed agents can search the expanded inventory on their behalf. As regional cooperation grows, the boundaries between South Florida’s luxury housing markets may become less significant for buyers, sellers and the professionals advising them.
