Florida’s housing market experienced a notable shift in 2025, starting with a slowdown due to high mortgage rates and affordability challenges. However, the year concluded with unexpected strength, signaling a potential rebound driven by easing rates, steady migration, and improved international activity. This dynamic performance offers a more optimistic outlook for the state’s real estate landscape.

A Year of Contrasts: Slowdown to Strength

Throughout much of 2025, the Florida housing market grappled with elevated mortgage rates and affordability pressures, leading to softened buyer demand and longer times on the market. This was further influenced by a cooling global economy. However, a significant turnaround occurred mid-year. A decrease in mortgage rates by over half a percentage point and a welcome slowdown in homeowner insurance premium increases provided a much-needed boost to buyer confidence and activity.

Single-Family Homes Lead the Charge

Existing single-family home sales statewide saw a modest 0.9% increase for the full year of 2025, totaling 255,012 transactions. More significantly, new pending sales demonstrated consistent year-over-year growth for five consecutive months, culminating in a 5.4% increase in December. This sustained rise in pending sales indicates a positive trajectory for future closed sales, marking the longest streak since the pandemic boom of 2021.

Condo and Townhouse Market Shows Resilience

The condo and townhouse segment experienced a 5.9% decrease in closed sales for the year, partly attributed to new building safety and reserve requirement regulations. Despite this, the market ended 2025 on a high note, with closed sales increasing for four consecutive months, including a 10.4% jump in December. This late-year surge offered a positive conclusion to a challenging period for this segment.

Stabilizing Prices and Healthier Inventory

Price stabilization emerged as a key trend in 2025. The statewide median sales price for existing single-family homes decreased slightly by 1.4% to $413,990, indicating a move towards more sustainable appreciation. Similarly, the median price for condo-townhouse properties saw a 4.7% decline to $310,000. Inventory levels also improved, with single-family homes reaching a 4.6-month supply, signaling a more balanced market where buyers have more options and less pressure.

International Buyer Activity on the Rise

International buyer activity in Florida’s residential property market saw a substantial increase, with sales counts rising by 50% between August 2024 and July 2025. Dollar volume climbed to $10.4 billion, a significant jump from the previous year. Latin American and Caribbean buyers continued to dominate, followed by European and Northern American buyers. Canadians represented the largest share of international dollar volume.
