Florida’s housing market, after a period of slowdown in 2025 due to high mortgage rates and affordability challenges, is now showing promising signs of recovery. Easing interest rates, steady migration patterns, and a resurgence in international buyer activity are contributing to renewed momentum as the state enters 2026 on firmer ground.

Throughout much of 2025, the Florida housing market experienced a cooling effect driven by elevated mortgage rates and affordability pressures. This led to longer times on the market and kept price movements largely in check. However, a notable shift occurred as mortgage rates began to decline mid-year. This decrease, from an average near 6.8% to around 6.2%, proved significant enough to stimulate buyer demand, which had been suppressed since rates started climbing in 2022.

International Buyer Activity Surges

International buyer engagement in Florida’s residential property market saw a substantial rebound between August 2024 and July 2025. Sales counts increased by 50%, with dollar volume climbing to $10.4 billion, a significant rise from the previous year’s $7.1 billion. While still below pre-pandemic levels, this surge indicates a growing confidence among international investors. Latin American and Caribbean buyers continue to lead, followed by European and Northern American buyers, with Canada being the primary source from the latter region. Canadians also accounted for the largest share of international dollar volume, contributing approximately $1.9 billion.

Inventory and Sales Trends

Inventory levels in most Florida markets remain above pre-pandemic norms, a reflection of the earlier demand weakness. However, inventory growth slowed considerably in 2025, and as sales activity picked up, the time homes spent on the market began to level out. This absorption of listings suggests a more efficient market. For single-family homes, closed sales at the end of 2025 were up 0.9% year-over-year, with new pending sales also showing positive growth. Condo and townhouse sales experienced steeper declines earlier in the year, partly due to new safety regulations, but also ended 2025 with a positive growth streak in closed sales.

Outlook for 2026

As Florida’s housing market enters 2026, economists anticipate continued improvement. The easing of mortgage rates is expected to sustain sales momentum, potentially leading to slightly positive price growth if rates continue to decline. While national affordability challenges persist, particularly for first-time buyers, the overall trend points towards a steadier and more stable market. Realtors are advised to prepare for scenarios where rates either level out or ease further, both of which suggest a positive trajectory for the year ahead.
