Ugo Colombo’s CMC Group has officially completed Vita at Grove Isle, a sophisticated 7-story boutique condominium featuring 65 ultra-luxury residences on the exclusive 20-acre private island of Grove Isle in Coconut Grove. Following the receipt of its Temporary Certificate of Occupancy, closings have commenced, with residents beginning to move into their new homes.

Key Takeaways

  • Vita at Grove Isle, CMC Group’s latest development, is now complete and accepting residents.
  • The project offers 65 ultra-luxury residences on a private 20-acre island in Coconut Grove.
  • A significant portion of the residences have already been sold, with prices starting at $6.5 million.
  • The development emphasizes estate-like living with privacy and convenience.

A New Standard in Luxury Living

Vita at Grove Isle represents the culmination of CMC Group’s three-decade commitment to luxury residential development in Miami. The 7-story boutique condominium boasts 65 ultra-luxury residences situated on the exclusive 20-acre private island of Grove Isle, just off the coast of Coconut Grove. With the Temporary Certificate of Occupancy secured, closings are underway, and residents are preparing for move-ins.

The development has attracted a predominantly domestic buyer pool, including many local Miami residents seeking to downsize from larger homes without sacrificing space. Vita offers the convenience, privacy, and lock-and-leave ease of condominium living, coupled with immediate occupancy, as it is the only new luxury condominium delivering in Coconut Grove this year.

Exclusive Residences and Amenities

The majority of Vita’s residences have already been sold, with remaining inventory priced from $6.5 million. This includes a notable two-story penthouse with a private pool and rooftop terrace, listed at $22 million.

Ugo Colombo, Founder of CMC Group, expressed his pride in the project, stating, "Vita at Grove Isle represents the culmination of years of careful planning, thoughtful design, and an unwavering attention to detail." His personal involvement ensured every aspect, from Italian marble sourcing to smart-home systems, met his high standards for quality and craftsmanship.

Vita’s design, a collaboration with CallisonRTKL, S&E Architects, and Italian designers Carlo and Paolo Colombo of A++ Architecture, features three elegantly curved buildings—Mare, Luce, and Sole—designed to maximize panoramic views of Biscayne Bay. Resident amenities include a bayfront pool, pickleball and padel courts, a state-of-the-art fitness center and spa, and membership to the Grove Isle Racquet and Yacht Club. The development will also feature La Sponda, an Italian dining concept, opening in 2026.

Residences feature private elevators, Italian-designed kitchens with Miele appliances, and luxurious bathrooms with custom Italian cabinetry and hand-selected marble. Penthouses offer private rooftop terraces with swimming pools and summer kitchens. The exclusive Grove Isle location provides a secluded haven with stunning bay views, yet remains minutes from Miami’s vibrant offerings.

CMC Group’s Continued Legacy

Vita at Grove Isle marks another significant milestone in Ugo Colombo’s career, following a legacy of iconic Miami developments such as Bristol Tower, Santa Maria, and Brickell Flatiron. CMC Group is already embarking on its next project, the Four Seasons Private Residences Coconut Grove, further solidifying its reputation for delivering meticulously crafted, design-forward residences.
