Real estate investment firm Town Lane has announced its strategic entry into the senior living sector with the acquisition of two independent living communities in Florida. This move signals a significant investment in the growing senior housing market, with further acquisitions anticipated.

Strategic Entry Into Senior Living

Town Lane, a real estate investment management firm, has officially entered the senior living market by acquiring two independent living communities located in Naples and Sarasota, Florida. These newly constructed communities, built in 2020 and 2022 respectively, collectively offer 373 units. Discovery Senior Living will continue to manage and lease the properties, which are co-located with assisted living and memory care facilities.

Tyler Henritze, Town Lane Partner and founder, highlighted the strategic importance of the locations, noting their appeal due to robust net in-migration and a growing population in the 75 and 85+ age cohorts. "The underlying fundamentals in both these sub-markets, as well as the broader senior housing landscape, remain compelling," Henritze stated. He further emphasized that "New-vintage, high-quality senior housing benefitting from strong demographic tailwinds represents a key theme for Town Lane, with additional transactions pending."

Town Lane’s Investment Focus

Founded in 2024 by former Blackstone Real Estate veteran Tyler Henritze, Town Lane is a New York City-based firm that has raised $1.25 billion in institutional investor capital for its inaugural fund. The firm’s investment strategy is opportunistic and thematic, focusing on the intersection of technological and demographic trends across the United States. Town Lane aims to differentiate itself by investing across various sectors, including senior living, digital infrastructure, hospitality platforms, and logistics, with a flexible mandate across the capital stack.
