Ytech is positioning The Residences at 1428 Brickell as a high-end, residential-first alternative to Brickell’s hotel-branded towers. In an interview recorded at the project’s sales gallery, company executive Andrew Kraynak outlined the developer’s approach to finishes, construction oversight, amenities and pricing. The project is reportedly about 70% sold, with residences priced near $2,000 per square foot.

A quality plan built around mockups

Kraynak said the project is specifying premium-grade stone and testing materials in full-scale mockups before installation. Ytech says those mockups will also help construction crews learn the required standards. The developer reports that it selects subcontractor teams individually and has increased on-site supervision to catch defects during construction.

The approach is intended to reduce the risk of value engineering—substituting less expensive materials or changing specifications after buyers have committed. According to the interview, Ytech finalized project costs, engineering and approvals before sales, aiming to keep the finished building aligned with what buyers saw in the plans and renderings.

The case for skipping a hotel name

Ytech estimates a hospitality brand would have added $300,000 to $400,000 per residence in licensing costs. The company says it chose instead to put money toward appliances, materials, craftsmanship and a residential-only experience. That choice avoids a brand premium, but also means the project must establish its reputation without the instant recognition a hotel name can provide.

The developer is targeting about $2,000 per square foot. The interview compared that with roughly $1,000 per square foot for Brickell resales, a $1,500-to-$2,000 range for many new projects and about $2,700 to $2,800 for some branded towers. These figures are market estimates cited in the interview, not a guarantee of future value.

Designed for residents, not short-term investors

The tower has 195 homes, with an emphasis on two-, three- and four-bedroom layouts. Ytech reports that about 70% of buyers are domestic purchasers planning primary or secondary use. The project has no hotel brand or rental program, a distinction the developer says supports a more residential atmosphere and may appeal to owners less likely to sell in response to short-term investment returns.

That strategy comes as Brickell prepares for more supply. The interview estimates roughly 700 resale units in newer buildings today and about 1,300 additional units due by 2028. If a portion of those new homes later enters the resale market, competition could increase; an end-user focus does not eliminate that market risk.

Amenities and projected monthly costs

Ytech says the tower will include 80,000 square feet of amenities, including a wine and spirits lounge and a wellness area with fitness and recovery facilities. It is targeting association fees of about $1.55 per square foot monthly, below the $2-to-$3 range cited for many Brickell luxury buildings. The developer attributes the target to avoiding an in-house restaurant, charging separately for optional services and using photovoltaic glass to help power amenities.

The project’s central proposition is that construction controls and resident-focused design can justify a premium without a hotel label. Whether those plans translate into lasting quality, competitive fees and resale resilience will become clearer as construction progresses and the building is completed.
