A new eight-story office and retail building designed by Snøhetta has broken ground in Miami’s Design District, with preventive-health provider Atria Health and Research Institute signed as its anchor tenant. Developed by Miami Design District Associates and Raycliff Capital, the project is expected to add a distinctive architectural presence and new commercial space to the neighborhood by early 2028.

Key takeaways

  • Construction began September 30 on the Snøhetta-designed mixed-use building.
  • Atria has leased about 55,000 square feet across three floors and will have a private ground-floor entrance.
  • Alternative asset manager 26North is also joining the development.
  • The eight-story project will include about 120,500 square feet of office and retail space, with completion anticipated in early 2028.

Atria anchors the leasing lineup

Atria Health and Research Institute is the project’s first confirmed tenant. Its roughly 55,000-square-foot space will span the third, fourth and fifth floors, with a dedicated entrance at street level. Atria offers membership-based preventive health and longevity services and operates locations in New York, Los Angeles and Palm Beach, with other sites in development. David Rockwell is designing the institute’s new location.

Alternative asset manager 26North has also committed to the project. Founded by Josh Harris, the firm manages approximately $38 billion across private equity, private credit and insurance platforms. The announcement did not specify the size of 26North’s space.

A new architectural focal point

The eight-story development is planned to bring approximately 120,500 square feet of office and retail space to the district. Plans call for about 22,500 square feet of retail and more than 92,000 square feet of office space. The design combines layered, veiled volumes, planted terraces and a luminous mesh façade intended to change in appearance as daylight shifts.

Snøhetta, founded in 1989, works across architecture, landscape, interiors and other design disciplines. Its portfolio includes the Norwegian National Opera and Ballet in Oslo, the Bibliotheca Alexandrina in Egypt and the National September 11 Memorial Museum Pavilion in New York.

Part of the district’s continued growth

Miami Design District Associates and Raycliff Capital are developing the building. MDDA is a partnership of Dacra, L Catterton Real Estate and Brookfield Properties, and controls the 30-acre district, known for luxury retail as well as cultural and dining destinations.

The September 30 groundbreaking marks the start of construction, with completion anticipated in early 2028. The developers say the project is intended to bring together commerce, architecture and innovation as the Design District continues to expand its mix of uses.
