With original buyers reportedly securing units at substantially lower pre-construction prices, the project’s first months after closing could create opportunities for both owners seeking liquidity and buyers who missed the initial sales window.

According to the project analysis, earlier buyers paid a developer fee of about 1.5% toward closing costs, while later buyers paid that fee plus an additional 2% branding charge. Those costs can materially affect a seller’s profit, discount strategy and minimum acceptable price.

A similar pattern reportedly emerged at Selene Oceanfront Residences after delivery. Forty-seven residences entered the resale market soon after completion, and 23 sales closed within the first seven months. Those transactions averaged 78 days on the market and a 7% discount, illustrating how investor-driven listings can create negotiating room for buyers.

The comparison is not a guarantee that Ritz-Carlton resales will follow the same path. Unit mix, ownership composition, financing conditions and demand for the brand will all influence the outcome.

What buyers and sellers should watch

For sellers, the strongest pricing window may come while the building is newly delivered and demand remains focused on newness, amenities and brand recognition. For buyers, the most important period may be the first weeks after listings appear, when several owners could compete for attention.

Buyers should also verify maintenance costs, association reserves, warranty terms, closing expenses and any restrictions on leasing or resale. A unit purchased within the first year may retain the unused portion of the developer’s one-year warranty, but the precise terms should be confirmed before signing.

A market opportunity, not a guaranteed profit

The reported gap between original contract pricing and current branded-residence pricing suggests that Ritz-Carlton Pompano Beach could become a closely watched resale market after delivery. Still, projected spreads are not guaranteed returns: commissions, taxes, financing costs, fees and changing market conditions can reduce proceeds. Residence-by-residence comparisons will determine whether a particular listing represents a genuine value.
