Mill Creek Residential has officially commenced construction on Modera Downtown Boca, a new 306-unit luxury apartment community situated in the heart of Boca Raton, Florida. The development, slated for a 2028 opening, promises a high-end living experience with a wide array of amenities and convenient access to local attractions.

Key Takeaways

  • Mill Creek Residential is developing a 306-unit luxury apartment community named Modera Downtown Boca.
  • The project is expected to open in 2028 and will feature studio, one-, two-, and three-bedroom residences, including penthouses and townhomes.
  • The development emphasizes high-quality finishes, extensive common-area amenities, and sustainable building practices.
  • Navigating the entitlement process in Boca Raton’s DDRI district required significant collaboration with city officials.
  • The location offers excellent walkability and proximity to transportation, dining, shopping, healthcare, and recreational areas.

A Closer Look at Modera Downtown Boca

Residents at Modera Downtown Boca will have a choice of studio, one-, two-, and three-bedroom layouts, with select units offering den options, top-floor penthouses, and townhomes. Apartment features are designed for comfort and convenience, including nine-foot ceilings, oversized windows, wood-style plank flooring, modern kitchens with islands and pendant lighting, built-in desks, in-unit washers and dryers, spacious bedrooms with large closets, smart thermostats, keyless entry, smart leak detection, and private patios or balconies.

Extensive Community Amenities

The community will boast a comprehensive suite of common-area amenities. Residents can enjoy a swimming pool, a rooftop terrace equipped with grilling and dining areas, a demonstration kitchen, a sauna and steam room, and a resident clubhouse featuring a billiards table and foosball. Outdoor spaces include landscaped courtyards, a pet park with a dog run, and a pet spa. Fitness enthusiasts will appreciate the club-quality fitness center, which includes cardio equipment, a yoga/Pilates studio, and space for personal training.

Sustainable Design and Smart Features

Modera Downtown Boca is being constructed to meet the National Green Building Standard’s Silver Certification, reflecting a commitment to sustainability. The development will also offer practical conveniences such as controlled-access garage parking with EV charging stations, bicycle storage and repair stations, digital package lockers, cold storage, additional storage options, and controlled-access guest technology.

Strategic Location and Development Process

Located at 400 S. Dixie Highway, the contemporary high-rise community is positioned west of U.S. Route 1 and a short drive from I-95. Its address boasts a Walk Score of 91, indicating a "walker’s paradise" with immediate access to shopping and dining. The Brightline Boca Raton station is within a six-block radius, and three top-rated hospitals are less than a mile away. The property also provides easy access to beaches and the Everglades.

John Grimaldi, Mill Creek Residential’s vice president of development in South Florida, highlighted the intricate entitlement process within Boca Raton’s DDRI district. He emphasized that the project’s success was a testament to the strong collaboration between Mill Creek’s design team, legal advisors, and city staff, who worked together to balance the city’s vision for a vibrant downtown with the needs of a large-scale residential development.

This development marks another significant investment for Mill Creek Residential in Florida, following a recent $345 million refinancing for a five-asset portfolio that included the Coral Springs community.
