Florida Rental Home Trashed Twice as Owner Calls for Tougher Action on Party Guests

A Florida homeowner says her short-term rental was damaged twice in less than a month after guests allegedly used the property for large, unauthorized parties. With investigators examining the latest incident and officials warning that such gatherings can fuel violence, she is urging authorities to impose stronger consequences on those responsible.

Dunwoody says the most recent gathering left extensive damage outside and inside her property. She told local television reporters that guests appeared to have performed vehicle “doughnuts,” tearing up a significant portion of the lawn.

Inside the home, trash was scattered throughout the rooms and furniture had been moved, apparently to create space for a large party. Dunwoody also said a glass table was broken or taken and that alcohol had spilled onto other furnishings.

Owner wants criminal charges

The homeowner had already dealt with a similar incident around the Fourth of July. After calling officers to the property again, she said she hopes investigators will identify the people involved and pursue criminal charges when appropriate.

Dunwoody argues that treating the incidents as simple rental-property disputes may not be enough to deter repeat behavior. She believes stronger enforcement could discourage guests from using short-term rentals as party venues and help protect other homeowners.

The Osceola County Sheriff’s Office said it was investigating the latest report. Authorities were also working to determine whether the new damage was connected to the earlier Fourth of July incident.

Parties raise wider safety concerns

The property damage is part of a broader concern in the county involving unauthorized gatherings at short-term rentals. Officials have said such parties can create conditions that lead to violence, overcrowding and significant destruction.

According to reporting from an NBC affiliate, a 17-year-old was killed at an unauthorized Airbnb party in March. Another teenager was killed at a separate party in the county the following month. Those incidents have increased pressure on law enforcement to take a more aggressive approach to large gatherings at rental properties.

Protection remains difficult for hosts

Homeowners who rent their properties often rely on booking platforms for screening, monitoring and assistance after an incident. Some platforms offer property protections or support, but hosts’ experiences can vary, particularly when damage involves unregistered guests or activities that violate rental rules.

For owners such as Dunwoody, the incidents highlight the challenge of balancing short-term rental income with the risk of costly repairs and neighborhood disruption. The investigation will determine whether anyone can be held legally responsible for the latest damage.
