Florida Housing Market Stabilizes in 2025, Poised for Modest Rebound in 2026

Florida’s housing market demonstrated signs of stabilization towards the end of 2025, with key indicators suggesting a more balanced and opportunity-rich environment heading into 2026. Following a period of volatility, the market is showing positive momentum driven by easing mortgage rates, steady population growth, and a resurgence in buyer demand.

As 2025 concluded, Florida’s housing market experienced a shift. Closed sales for existing single-family homes rose by 0.9% year-over-year, totaling 255,012 units. This uptick was partly fueled by a streak of higher pending sales in the latter months of the year. However, existing condo and townhouse sales saw a decline of 5.9% for the year, with 88,793 units sold. This segment experienced a positive growth streak in closed sales towards the end of the year, but it wasn’t enough to offset earlier declines.

The statewide median sales price for single-family existing homes ended the year at $413,990, a 1.4% decrease from the previous year. Similarly, condo and townhouse median prices fell by 4.7% to $310,000. Despite these slight price corrections, inventory levels for single-family homes stood at a 4.6-month supply, while condo-townhouse inventory was at 8.8 months, suggesting a return to more normal market conditions.

Factors Driving the 2026 Outlook

Economists anticipate a more robust performance in 2026, largely attributed to easing mortgage rates. Rates fell by over half a percentage point in late 2025, a move that unlocked pent-up demand. This trend is expected to continue, with forecasts suggesting 30-year fixed rates could hover around 6% for much of 2026, potentially leading to slightly positive home price growth.

Florida’s consistent population growth and strong job creation remain fundamental drivers of housing demand. The state continues to attract new residents from other states and abroad, maintaining its appeal for lifestyle and long-term opportunities. Furthermore, the property insurance market is showing signs of improvement, with new insurers entering the state and premium growth slowing, which is a welcome development for homeowners.

Shifting Buyer Demographics

Demographic shifts are also reshaping the market. First-time homebuyers, who now represent only 21% of all purchases nationally, face affordability challenges, with the median age for first-time buyers rising to 40. Conversely, equity-rich homeowners are better positioned to make moves. Cash buyers are also a significant force, making up nearly one-third of all transactions, particularly in Florida’s coastal and metropolitan areas.

Experts emphasize that Florida is not facing a housing crash but rather a normalization of market conditions.
