Florida Housing Market Poised for Rebound in 2026 Amidst Stabilization

Florida’s housing market, after a period of cooling in 2025, is showing strong signs of stabilization and is anticipated to rebound in 2026. Easing mortgage rates, steady migration, and a resurgence in international buyer activity are contributing to renewed momentum, according to recent analyses.

Key Takeaways

  • Easing mortgage rates are unlocking pent-up demand.
  • Sales are rising consistently, and time on market is leveling out.
  • Inventory growth has slowed, indicating absorption.
  • International buyer activity and dollar volume have increased significantly.
  • The insurance market is showing signs of improvement.

Market Stabilization and Rebound

Following a slowdown in 2025 attributed to high mortgage rates and affordability pressures, Florida’s housing market is entering 2026 on firmer ground. Economists note that a decrease in mortgage rates, from an average near 6.8% to around 6.2%, has been sufficient to re-energize buyer demand. This has led to consistent increases in monthly sales counts for the first time since rates began climbing in 2022. Time on market is also leveling out, aiding in more efficient inventory absorption.

International Buyer Activity Surges

International buyer engagement in Florida’s residential property market has seen a substantial increase. Between August 2024 and July 2025, sales counts rose by 50%, with dollar volume climbing to $10.4 billion from $7.1 billion in the previous year. While still below pre-pandemic levels, this rebound signals growing international investor confidence. Canadians led this surge, accounting for approximately $1.9 billion in spending, a 52% increase from 2024. Latin American and Caribbean buyers continue to represent the largest share of international purchasers.

Inventory and Affordability Dynamics

Inventory levels in Florida, while still above pre-pandemic norms, have seen slowed growth as demand picks up. This indicates a market moving towards balance rather than a surplus. Nationally, existing-home sales are forecasted to rise by 14% in 2026, with mortgage rates potentially easing toward 6%. This national trend is expected to have a significant impact on fast-growing states like Florida. However, affordability remains a key challenge, particularly for first-time buyers, who represent a smaller portion of transactions compared to historical norms.

Insurance Market Improvement

A notable development for Florida homeowners is the stabilizing property insurance market. Following legislative reforms, new insurers have entered the state, and premium growth has decelerated. This improvement contributes to a more favorable environment for both buyers and sellers.

Outlook for 2026

Economists are cautiously optimistic about Florida’s housing market in 2026. The expectation is for continued improvement in sales numbers, particularly heading into the spring buying season. A scenario where the typical 30-year fixed mortgage rate hovers around 6% for much of the year could further boost sales momentum and potentially lead to slightly positive home price growth. The market is seen as normalizing rather than heading for a crash, presenting opportunities for all participants.
