Florida’s housing market is showing signs of recovery, fueled by a recent quarter-point interest rate cut by the federal government. This move has injected optimism into the market, encouraging hesitant buyers and offering renewed hope for sellers and real estate professionals alike. The average rate for a 30-year fixed mortgage has now dropped to just under 6.5%, a significant decrease from its previous level around 7% and the lowest it has been in three years. This affordability improvement is expected to draw more buyers who were previously on the sidelines. April Naughton advises sellers to remain patient and work closely with their agents to prepare their homes effectively.

Market Activity on the Rise

Real estate professionals are already observing a positive shift. Aprile Osborne of Call It Closed International Realty has noted an increase in market activity over the past 30 to 45 days, directly correlating with the anticipation of the rate cut. "We’re seeing an uptick already," Osborne stated, adding that many buyers are poised to enter the market as soon as they feel confident.

While the Federal Reserve is expected to implement further rate reductions this year, Osborne cautioned that a full market recovery might take time due to a record-high inventory of properties that need to be sold. However, the underlying appeal of areas like Southwest Florida, with its desirable lifestyle, is expected to continue drawing new residents.

Pending Sales Surge Amid Rate Declines

August 2025 marked a significant turning point for Florida’s housing market, with a notable surge in new pending sales. This increase is directly attributed to falling mortgage rates, which have reignited buyer enthusiasm. Florida Realtors® reported a 9.9% jump in new pending sales for single-family homes, the largest year-over-year increase since November of the previous year. The condo and townhouse segment also experienced positive growth, with a 4.9% rise in new pending sales, marking the first positive year-over-year growth for this property type since October 2023.

Dr. Brad O’Connor, Chief Economist at Florida Realtors®, highlighted the drop in mortgage rates as the primary driver for this surge. He anticipates that continued rate declines into September will sustain this positive trend. Tim Weisheyer, 2025 Florida Realtors® President, emphasized the dynamic nature of the Florida real estate market, driven by consistent demand and strategic economic adjustments.

Market Snapshot and Future Outlook

While pending sales are up, closed sales for existing single-family homes saw a 3.9% decrease and condo/townhouse units were down 6.0% in August 2025. This is attributed to the lag time between contract signing and closing. However, the increase in pending sales suggests a positive outlook for future closed sales.

Median sales prices have shown a slight softening, with single-family homes at $410,000 (a 0.4% decrease) and condo/townhouse units at $290,000 (a 6.5% decrease). This can be viewed as a sign of a more balanced market, improving affordability for buyers. Inventory levels remain healthy, with a 5.3-month supply for single-family homes and a 9.3-month supply for condos and townhouses, indicating a stable market environment.
