Two of South Florida’s most prominent billionaires, Oracle co-founder Larry Ellison and WeatherTech founder David MacNeil, have collectively spent $67 million to acquire a prime four-acre waterfront lot in Manalapan. The purchase effectively halts plans for a record-breaking mega-mansion, allowing the two tech moguls to expand their footprints and ensure long-term privacy.

The property was originally envisioned as one of the most ambitious residential projects in United States history. Developer and former Manalapan Mayor Stewart Satter had assembled an elite team to design a 50,000-square-foot residence featuring a professional-grade bowling alley, a sprawling car museum, a golf training facility, and a wellness center. However, as interest from wealthy buyers grew, it became clear that there was a higher demand for the land itself than for a pre-designed developer mansion. Eventually, the project was scrapped, and the land was sold to the two neighbors who preferred to dictate their own architectural surroundings.

Manalapan: A growing billionaire sanctuary

Once considered a quiet seaside town, Manalapan has transformed into a high-security enclave for the top 0.1%. The area’s growth into a billionaire haven accelerated significantly in recent years, with notable figures like Jeffrey Skoll and various industry legends purchasing massive ocean-to-lake estates. With its unique topography allowing for dual-frontage waterfront access, the community has become a focal point for those looking to build compounds that offer both privacy and direct access to the Atlantic Ocean and the Intracoastal Waterway. As real estate inventory tightens, these massive assemblages remain one of the most coveted asset classes in South Florida.
