Bristol Tower’s 2026 Market Reset: Prices, Buyer Leverage and What Comes Next

Bristol Tower’s resale market has cooled from its record-setting 2024 pace, but the latest figures point to a story shaped as much by renovation needs as by demand. A 2026 market report puts the average closed sale at $844 per square foot through October, while active listings and upcoming renovated sales may influence the building’s next benchmark.

Key takeaways

  • Three sales from January through October 2026 averaged $844 per square foot.
  • That is 21% below the 2024 average peak of $1,071 per square foot.
  • The report links much of the decline to sales of homes needing substantial renovation.
  • Eleven residences were listed as of October, about half described as renovated or updated.
  • Buyers should weigh renovation budgets and association records alongside the purchase price.

A small number of sales shape the average

The figures come from a report on Bristol Tower, a 146-residence condominium at 2127 Brickell Avenue completed in 1993. The 2026 average reflects only three closed transactions, making it especially sensitive to the condition and characteristics of each home sold.

In 2024, two high-end transactions helped lift the building’s average to a reported record of $1,071 per square foot. One was a renovated residence of nearly 6,000 square feet; another was a remodeled duplex that sold for $1,300 per square foot. The report says a larger share of 2025 and 2026 sales involved homes requiring significant work, which can lower sale prices as buyers account for renovation expense and time.

Established waterfront living at a discount to new construction

Bristol Tower’s appeal includes bay views, spacious layouts and a smaller community with long-standing staff, according to the report. Its curved glass design and broad terraces distinguish it from many newer, larger Brickell buildings. Amenities include a waterfront pool, tennis court, fitness center, café and landscaped grounds.

The report compares its under-$900-per-square-foot 2026 average with indicative pricing of about $2,600 per square foot at St. Regis Brickell and $2,700 at Mandarin Oriental. These are different products, and the comparison does not account for condition, floor plan or other ownership costs. Still, the gap highlights why some buyers may consider established resale buildings as an alternative to new construction.

What buyers and owners should watch

Eleven listings in October gave prospective buyers more options and potential room to negotiate, the report says. But the headline average is not a valuation for every residence: views, layout and renovation status can create substantial differences. Buyers should also review current association budgets, monthly fees, reserve funding, inspection findings and any approved or proposed assessments. Florida’s milestone-inspection and Structural Integrity Reserve Study requirements are relevant considerations for an established condominium.

For sellers, the report identifies the next renovated closings as a key signal. Strong results for updated homes could establish more useful comparisons for similar residences; asking prices alone do not confirm market value. Inventory levels and demand for established waterfront buildings will also affect the outlook. With just three sales behind the 2026 average, future transactions—not the year-to-date figure alone—will help show where Bristol Tower pricing is settling.
