Raffles Hotels & Resorts is bringing its first standalone residential development to Coconut Grove, Miami. Planned for a Biscayne Bay site at 2545 South Bayshore Drive, the project will include 35 private homes starting at $4.5 million. Mast Capital and BH Group are developing the residences with the Accor-owned hospitality brand.
Key takeaways
- The planned building will have 35 residences, with layouts ranging from two to 4.5 bedrooms.
- Prices are expected to start at $4.5 million, and sales are anticipated to launch this fall.
- Brandon Haw Architecture is leading the design; Douglas Elliman Development Marketing is handling sales.
The development is designed to bring Raffles’ hospitality approach into a residential community, with owners also eligible for benefits through Accor’s ownership program.
A first standalone Raffles residential project
Announced October 29, Raffles Residences Coconut Grove marks the brand’s first residential development devoted entirely to private homes. Raffles’ North American debut, in Boston, combined a hotel with residences; the Coconut Grove project is planned as a standalone residential property.
The site is at 2545 South Bayshore Drive along Biscayne Bay. The development team has announced a limited penthouse offering, but has not detailed additional unit counts or pricing beyond the starting figure.
Design and sales plans
Brandon Haw Architecture is leading the project’s design. Haw founded his practice in 2014 after 26 years with Foster + Partners, where he directed the firm’s U.S. operations.
Douglas Elliman Development Marketing has been selected to lead exclusive sales and marketing. Sales are anticipated to begin this fall, according to the announcement.
Hospitality services and owner benefits
The developers say the project will adapt Raffles’ personalized service model to residential life. BH Group founder Isaac Toledano described an approach centered on recognizing homeowners’ preferences and shaping service around their routines. Accor One Living is supporting the development, design and operation of the community.
Owners will also be eligible for the Accor Ownership Benefits Program. Announced benefits include global VIP recognition, Elite membership in the ALL Accor loyalty program and preferred rates at participating Accor hotels and resorts. The offering links the homes to the wider hospitality network while keeping the project focused on private ownership.
