Grover Corlew has acquired 200 East Broward, a 21-story office tower in downtown Fort Lauderdale, for $69.7 million. The real estate firm plans to spend another $20 million over the next two years on renovations and upgrades, including improvements to the building’s lobby, elevators and tenant amenities.
Key takeaways

Plans for the tower
The company says the investment is intended to modernize the property and improve the experience for tenants. Planned renovations include a full update of the elevators and main lobby, new tenant finishes, and an amenity deck with fitness and conference facilities.
The building has a rose granite and limestone exterior and an attached eight-story parking garage. Its existing amenities include a conference center, 24-hour concierge, café and shuttle service to destinations including the Broward County courthouse, Fort Lauderdale-Hollywood International Airport, Brightline station and Las Olas Boulevard. The Energy Star-rated property also offers views of the Atlantic Ocean and Intracoastal Waterway.
Downtown market draws investor interest
Grover Corlew partner Mark Corlew said downtown Fort Lauderdale is gaining momentum as office buildings along Las Olas Boulevard change ownership and receive new capital. He also pointed to residential growth: more than 9,000 units have been delivered in and around downtown over the past decade, with thousands more planned or underway.
Partner Anuj Grover said the tower’s upper-floor views and location offer features the firm believes are increasingly uncommon as the city becomes denser. The building is within walking distance of Las Olas Boulevard’s restaurants, shops and entertainment.
Grover Corlew’s Broward County portfolio
The acquisition builds on the firm’s existing activity in the county. In Fort Lauderdale, it is developing Mayla Cypress, a 312-unit apartment community in the Uptown Urban Village, with leasing scheduled to begin in January 2027. In Pompano Beach, the company developed Mayla Pompano, a 355-unit community within a mixed-use project along East Atlantic Boulevard.
Grover Corlew also owns Hillsboro Center, a five-building Deerfield Beach office campus it acquired in 2019. The firm has invested more than $11 million in improvements there and plans to begin construction of a 360-unit residential community, Mayla Hillsboro, in 2028.
JLL represented the seller and arranged debt financing for the transaction. BridgeInvest provided the financing.
