A new 25-story condominium is taking shape on the western edge of downtown West Palm Beach, where developer Al Adelson is bringing a more attainable version of his earlier luxury project, The Bristol, to Clear Lake. The Berkeley will include 193 residences, with prices starting at $2.5 million and delivery planned for 2029.
Key takeaways
- The Berkeley is a 193-residence tower under construction beside Clear Lake.
- Two-bedroom homes start at $2.5 million; residences range from two to five bedrooms.
- The building will offer extensive amenities, including pools, concierge services and in-home medical care.
- About one-quarter of the residences are under contract, representing $125 million in sales, according to Adelson.
The project combines high-end finishes and services with a lower starting price than Adelson’s previous West Palm Beach condominium. Its location, amenities and planned healthcare offering are central parts of the development’s pitch.
A more accessible follow-up to The Bristol
Adelson, a developer with five decades of experience, helped lead the development of The Bristol, a luxury condominium on the Intracoastal completed in 2019. He has described The Berkeley as a more affordable take on that project’s style. The Bristol’s residences start at $12 million, while The Berkeley’s two-bedroom units begin at $2.5 million.
Designed by Arquitectonica, with interiors by Bernardo Fort-Brescia, The Berkeley is planned to have 193 residences, including eight penthouses. Homes will range from about 1,700 to 5,000 square feet, and all are expected to have Clear Lake views. Higher floors are also slated to overlook the Intracoastal and Atlantic Ocean. One penthouse listed at $11.5 million has already sold, Adelson told Realtor.com.
Location and amenities
The tower sits west of downtown, near I-95 and less than two miles from Flagler Drive, according to Adelson. He cited the location as a way for residents to reach the building while avoiding some downtown traffic. The development is also expected to be near the planned Cleveland Clinic hospital and within walking distance of downtown destinations, including the Kravis Center for the Performing Arts.
Plans call for 70,000 square feet of amenities across three floors. Features include a pool with cabanas, spas, a fitness center, golf simulator, entertainment lounge, and a rooftop lap pool, jacuzzi and sky lounge. The building will also provide on-demand car service for trips within 15 minutes of the property.
Another offering is in-home concierge healthcare through UPLIN Health, with access to primary, urgent and specialist services. Adelson said the service is planned to be complimentary for the first year. The project is under construction, with delivery scheduled for 2029.
