A recent Better Decisions podcast conversation with Julia Spillman, who manages the Eklund Gomes real estate team, examined what drives sustained performance in luxury property sales. The discussion moved beyond celebrity branding to focus on lead management, accountability, local expertise and repeatable processes that help large teams deliver consistent client service.

A spreadsheet exposed a major opportunity

Spillman said she joined Fredrik Eklund and John Gomes in 2016 during a downtown Miami development project. After the sales cycle ended, she noticed that 312 registered buyers remained in a spreadsheet without a structured follow-up process. That gap helped inspire the development of Eklund Gomes as a larger, system-driven operation.

According to the discussion, the team grew from approximately $50 million in annual individual production to roughly $4 billion in annual sales, with close to 100 agents. The central lesson was that valuable leads can be lost when no one is clearly responsible for maintaining the relationship.

Small habits create large results

Spillman described the team’s philosophy through the idea of “atomic habits”—small actions repeated consistently over time. Logging a client interaction, making a scheduled call or updating a customer relationship management system may seem insignificant individually. Across hundreds of clients and years of activity, however, those actions can create a substantial performance gap.

The approach also challenges the assumption that more technology automatically produces better results. The team reportedly learned that an overly customized Salesforce system became too complicated for agents to adopt. Simplifying the platform made it more useful, reinforcing a broader principle: an imperfect system that people consistently use is more valuable than an advanced system they avoid.

The constellation model combines scale and expertise

Spillman characterized the team’s structure as a “constellation” model. Rather than concentrating all attention on a few prominent names, the strategy is to strengthen each specialist so the wider group becomes more effective.

For clients, that can mean working with an agent who understands a particular neighborhood while benefiting from shared marketing resources, buyer databases and transaction procedures. The model attempts to address a common concern about large teams: whether an individual property might be overlooked among many listings. Clear ownership and shared accountability are intended to prevent that outcome.

What buyers and sellers should evaluate

The discussion suggests several questions for anyone considering a real estate professional:

  1. How are leads recorded and followed up?
  2. Who is responsible for each stage of the transaction?
  3. What happens when the primary agent is unavailable?
  4. Which services are handled by specialists such as researchers, marketers or operations staff?
  5. Can the team explain its process in specific, practical terms?

In luxury real estate, where a missed inquiry or delayed response can affect a multimillion-dollar transaction, operational discipline can be as important as personal visibility. The broader message from the podcast is that star power may attract attention, but systems are what make performance repeatable.
