A Captiva Island estate tied to Theodore Roosevelt’s 1917 manta-ray expedition has sold for $10 million, becoming Lee County’s top luxury home sale for July 2026. Known as Dolphins Crossing, the rare Gulf-to-bay property includes a restored historic boathouse, waterfront amenities and access to both Gulf beaches and bay waters.

A landmark Captiva sale

Located at 15735-15737 Captiva Drive, Dolphins Crossing closed at a price that topped July’s 10 most expensive home sales in Lee County. The property spent 214 days on the market before selling for roughly 84% of its asking price.

The estate sits on approximately 0.66 acres in the Dickeys John R. subdivision. Property records and listing information describe a large, three-story residence with multiple bedrooms and bathrooms, panoramic water views, smart-home features and a private elevator. Outdoor amenities include a pool and spa, dock and boat lift, outdoor kitchen and Gulf and bay views.

Roosevelt’s Captiva connection

The property’s historical significance dates to spring 1917, when former President Theodore Roosevelt visited Captiva to pursue giant manta ray. He worked with naturalist Russell J. Coles and used a houseboat anchored near the dock and boathouse at Dr. John Dickey’s estate.

That boathouse remains on the property. After restoration, it was converted into a guest cottage overlooking the bay, preserving a physical link to Roosevelt’s expedition and Captiva’s early history.

Roosevelt’s broader conservation legacy also reaches the region. The nearby Pine Island National Wildlife Refuge was established in 1908 to protect bird populations, while the waterway along Captiva’s eastern side is known as Roosevelt Channel.

Why Gulf-to-bay estates command attention

Captiva has fewer than 500 residential parcels, making large, historically significant waterfront holdings particularly scarce. Properties that extend from the Gulf to the bay are rarer still because they combine beach access, boating access and broad water views in a single estate.

Dolphins Crossing belongs to that limited category. Its sale reflects the continued appeal of Southwest Florida’s luxury market, where buyers compete for properties offering privacy, waterfront recreation and distinctive history.

Other top Lee County sales

The next-highest July sale was a Fort Myers Beach home that closed for $5.94 million, followed by a Miromar Lakes property that sold for $5.9 million. The remaining homes in the top 10 ranged from $3.1 million to $4.5 million.

Captiva appeared three times on the list, while Fort Myers, Cape Coral, Estero and Bonita Springs also recorded multimillion-dollar sales. Waterfront views, private pools, docks and Gulf access were common features among the county’s highest-priced transactions.
