Miami’s luxury-home shoppers are increasingly comparing Kendall with established markets such as Coral Gables, Pinecrest and Coconut Grove. A recent market analysis argues that buyers with $2 million to $5 million may find larger homes, bigger lots and newer construction in Kendall—often without giving up access to South Miami’s schools, amenities and employment centers.

The analysis presents Kendall not simply as a cheaper alternative, but as a different way to allocate a luxury budget. Buyers may spend more of their money on the house, lot and outdoor amenities rather than on the premium associated with a more established neighborhood name.

What $2 million to $3 million buys

At the lower end of the comparison, Kendall is producing four- to six-bedroom properties generally ranging from about 2,600 to more than 4,000 square feet. Many sit on lots larger than a quarter acre, with pools and substantial outdoor areas.

One example in the Falls corridor—a 2019-built home on SW 136th Street—closed for approximately $2.65 million. It offered more than 4,000 square feet of living space on a lot exceeding 21,000 square feet, illustrating the combination of newer construction and meaningful land available below $3 million.

Why the $3 million to $4 million tier stands out

The analysis finds that moving into the $3 million to $4 million range can produce a significant jump in scale rather than a modest upgrade. Recent Kendall sales include homes of roughly 4,000 to 4,600 square feet on lots spanning approximately 22,800 to 40,400 square feet.

A 2024-built home on SW 91st Avenue sold for $3.75 million. The property included 5,242 square feet, five bedrooms and a lot larger than half an acre. By comparison, a Coral Gables home sold for $3.9 million with 3,050 square feet on a 10,500-square-foot lot. The figures show how the same budget can lead to very different property profiles.

Kendall’s upper-end luxury market

Between $4 million and $5 million, Kendall’s inventory can reach estate scale. A 2026-built, five-bedroom property on SW 88th Avenue sold for $4.65 million and included more than 5,000 square feet, a pool, a three-car garage and a 0.78-acre lot.

Its pricing history also highlights the importance of market discipline. The home entered the market above $5.4 million, underwent several reductions and ultimately closed below $5 million. The example suggests that even highly distinctive properties must be priced in line with buyer demand.

Location remains part of the equation

Kendall’s appeal is tied not only to land and square footage. The area lies within the broader South Miami corridor, providing access to private schools, shopping, dining, parks, youth sports and golf. Schools cited in the analysis include Riviera Schools, Gulliver Preparatory’s Kendall-area campus and Westminster Christian School.

Coral Gables, Coconut Grove and Pinecrest continue to command strong premiums for factors such as walkability, prestige, village character, established landscapes and proximity to the water. Kendall’s value proposition is different: more privacy, newer homes and larger lots for buyers willing to be farther from the region’s most celebrated addresses.

The budget decision for buyers

The comparison does not establish that every Kendall property is a bargain or that every Coral Gables home is overpriced. Neighborhoods contain wide variations in quality, location and demand. Instead, it shows how price-per-square-foot differences affect the choices available to buyers with $2 million to $5 million.

For shoppers prioritizing bedrooms, land, pools, modern construction and privacy, Kendall may offer a broader path to a luxury lifestyle. For those prioritizing walkability, architectural heritage or a prestigious central address, Coral Gables and neighboring markets may still justify the premium. The deciding question is where the buyer’s budget best matches the kind of luxury they want.
