Innocean USA Picks El Segundo for New 101,000-Square-Foot Headquarters

Advertising agency Innocean USA is relocating its U.S. headquarters to Hackman Capital Partners’ 888 N. Douglas campus in El Segundo after signing a 101,000-square-foot office lease. The move will more than double the company’s current footprint and is expected to be completed after construction concludes in 2027, marking a major shift from its Huntington Beach location.

Key takeaways

  • Innocean USA signed a lease for 101,000 square feet at 888 N. Douglas in El Segundo.
  • The new space will become the agency’s U.S. headquarters.
  • The relocation replaces approximately 50,000 square feet in Huntington Beach.
  • Innocean is expected to move after construction is completed in 2027.
  • The 888 N. Douglas campus spans 30 acres and includes about 550,000 square feet across four buildings.

A larger headquarters for Innocean USA

The new lease gives Innocean USA significantly more room to operate, supporting its headquarters functions and providing space intended to encourage collaboration and creative work. The agency’s current Huntington Beach office measures roughly 50,000 square feet, making the El Segundo commitment more than twice as large.

JLL executives Jason Fine, Jeff Ingham and Mitch Lundquist represented Innocean USA in the transaction. Hackman Capital Partners represented itself.

888 N. Douglas transforms an industrial site

The property is a 30-acre creative office campus positioned near the Los Angeles Lakers’ practice facility and the Los Angeles Times headquarters. It contains four buildings totaling approximately 550,000 square feet.

Hackman Capital acquired the former aerospace manufacturing site in 2016. The company subsequently invested about $100 million to convert the 1930s-era property into a modern campus aimed at creative and media-oriented users.

Relocation reflects a long-term workplace strategy

Innocean’s move is expected to take place once construction at the new headquarters is finished in 2027. The extended timeline gives the company and property owner an opportunity to develop a workplace tailored to the agency’s future operations rather than simply transferring existing functions into ready-to-use space.

The agreement also strengthens 888 N. Douglas’ position as a destination for creative businesses seeking large, distinctive headquarters environments in the South Bay. For Innocean, the relocation represents a strategic expansion of its physical presence and a new setting for employees and agency work.
