Southwest Florida’s housing market is cooling after the rapid expansion that peaked in 2022, according to a Florida Gulf Coast University economic study. The latest data points to fewer listings, declining building permits and uneven price growth, although demand remains resilient in parts of the region and new development continues to shape local communities.

Market activity continues to moderate

FGCU’s Regional Economic Research Institute said housing activity is recalibrating following the market’s 2022 peak. The study indicated that the pullback is likely to continue, pointing to declines in both listings and construction permits as evidence of slower growth ahead.

Active residential listings dropped for a fifth consecutive month. The decline suggests that fewer homes are available for prospective buyers, even as the broader market experiences reduced transaction activity. Limited inventory could help prevent prices from falling sharply in communities where demand remains steady.

Construction signals weaker expansion

Single-family building permits totaled 6,877 during the first six months of 2026, down 20.3% from the same period a year earlier. Permits are an important indicator of future housing supply, and the decrease could signal a more measured pace of construction across Southwest Florida.

The slowdown comes as local governments and developers continue planning for population growth. Large communities, including developments in Charlotte County, are contributing to demand for roads, public services and economic infrastructure, but builders appear to be responding more cautiously to market conditions.

Demand remains uneven across the region

Despite the overall cooling trend, sales activity has not disappeared. Single-family home sales reached 2,678 in April, the strongest monthly result since 2022. That performance suggests buyers remain active when properties are appropriately priced and located in areas with strong employment, amenities or population growth.

Price trends, however, differ substantially by county. Median single-family prices ranged from $360,000 in Charlotte County to $850,000 in Collier County, highlighting the region’s wide variation in housing costs and market conditions.

What the outlook means for buyers and sellers

The latest findings point to a market that may offer more balance than during the boom, though conditions will depend heavily on location and property type. Buyers may see less competition in some segments, but shrinking inventory could limit choices. Sellers, meanwhile, may need realistic pricing as appreciation slows.

For Southwest Florida communities, the combination of lower permitting, constrained listings and continued population growth will remain important to watch. The coming months should clarify whether the region settles into a stable, slower-growth market or experiences a deeper reduction in demand.
