These buyers are primarily motivated by the desire to preserve wealth in U.S. dollars and seek an alternative to the economic volatility experienced in their home countries.

In 2025, international buyers purchased more than 5,300 properties in the Miami metropolitan area, a notable increase from the previous year’s approximately 4,000. The total investment reached an impressive $4.4 billion, reinforcing Miami’s status as the top U.S. market for foreign residential investment.

While Miami leads the charge, the entire state of Florida remains the top destination for international homebuyers in the U.S., accounting for 21% of all national sales. This has been a consistent trend for the past 17 years. Notably, Miami, Fort Lauderdale, and West Palm Beach collectively represent approximately half of all international home sales within Florida.

Several key factors contribute to Miami’s strong appeal to international investors. Capital security, the stability of the U.S. legal system, and Miami’s strategic geographic location are cited by 93% of international buyers as crucial investment considerations. Furthermore, Florida’s favorable tax environment, which includes no state income tax, coupled with a highly liquid market and sustained demand, enhances its attractiveness. For high-net-worth individuals from Latin America, Miami real estate offers a valuable avenue for international portfolio diversification, providing potential rental income in dollars, residential use, and protection against country-specific risks.
