Palm Beach County is making significant strides in addressing its escalating housing crisis by introducing comprehensive financial assistance and housing programs. These initiatives aim to empower residents, particularly first-time homebuyers and working families, to achieve homeownership in an increasingly expensive market. With millions allocated and innovative strategies in place, the county is actively working to create more affordable housing opportunities.

Homebuyer Match Pilot Program

Eligibility for the program requires applicants to have a mortgage prequalification letter, reside or work in Palm Beach County, have not owned a home in the past two years, and meet specific income requirements ranging from 80% to 140% of the area median income. The program will be rolled out in three phases, with application periods starting in March, July, and later in 2026, utilizing a lottery system for selection. Funds provided are structured as a loan that can be forgiven after 15 years of owner-occupancy.

First-Time Homebuyer Assistance

In a parallel effort, Palm Beach County is offering up to $100,000 through its first-time homebuyer program. This significant financial aid can be used for various homeownership expenses, including construction, down payments, and closing costs. The amount awarded is contingent upon the applicant’s household income and size. This program is designed as a "forgivable loan," requiring recipients to reside in the home for a specified number of years to avoid repayment.

The application portal for this program opens on July 23, with a limited number of recipients available. Past iterations of similar programs have seen applications filled within minutes, highlighting the high demand and the critical need for such assistance.

Affordable Housing Developments

Beyond direct financial aid, Palm Beach County is also involved in developing new affordable housing communities. The Cottage District development in Boynton Beach is a prime example, transforming vacant land into 41 affordable homes. This project, a collaboration between the Boynton Beach Community Redevelopment Agency, Palm Beach County, and Pulte Group, offers 22 townhomes for low-income buyers and 19 single-family homes for moderate-income families. These homes are priced around $301,000, with a modest down payment requirement, and are part of the county’s Workforce Housing Program to ensure long-term affordability.

The registration for a homebuyer lottery for the Cottage District homes opened on October 13, requiring applicants to possess a Workforce Housing Certificate from Palm Beach County and a lender pre-approval letter. These developments underscore a broader strategy to revitalize communities while preventing residents from being priced out of their own neighborhoods.
