Florida Housing Market Shows Resilience: A Look Ahead to 2026

Florida’s housing market concluded 2025 on a stronger note than anticipated, with early indicators pointing towards continued stability and potential growth in 2026. Easing mortgage rates and a slowdown in insurance premium increases have been key drivers, unlocking pent-up demand and fostering a more balanced market.

Dr. Brad O’Connor, Chief Economist at Florida Realtors®, highlighted a significant shift in the market midway through 2025. Factors contributing to this turnaround include a welcome slowdown in homeowner insurance premium increases and a notable drop in mortgage rates. These changes have made homeownership more accessible and boosted buyer confidence.

2025 Year-End Performance

Single-Family Homes: The market for existing single-family homes showed robust performance. Statewide closed sales totaled 255,012, a 0.9% increase year-over-year. More significantly, new pending sales at year-end were up 1.9%, marking the longest streak of positive pending sales since the 2021 housing boom.

Condo and Townhouse Market: While this segment experienced some declines earlier in the year, partly due to new safety regulations and reserve requirements, it concluded 2025 with a positive four-month growth streak in closed sales, culminating in a 10.4% increase in December compared to the previous year.

Price Stabilization and Inventory Levels

The statewide median sales price for existing single-family homes ended 2025 at $413,990, a slight decrease of 1.4% from the prior year. This stabilization is seen as a positive sign for long-term market health. Inventory levels for single-family homes reached a 4.6-month supply, indicating a more balanced market, while condo-townhouse inventory stood at 8.8 months.

Experts anticipate continued improvement in Florida’s housing market throughout 2026. Easing mortgage rates are expected to sustain sales momentum, and price growth may turn slightly positive if rates continue to decline. Affordability remains a key factor, particularly for first-time buyers, though equity-rich homeowners are well-positioned to make moves. Realtors are advised to prepare for scenarios where rates either level out or ease further, both of which suggest a steady or strengthening market.
