13th Floor Investments is set to commence construction this summer on Link at Boca, a significant mixed-use, transit-oriented development in Boca Raton, Florida. This project aims to revitalize the area around the Boca Raton Tri-Rail station, offering a blend of residential, retail, and community spaces designed to enhance local living and connectivity.

A New Hub for Boca Raton

Link at Boca will feature an eight-story multifamily building comprising 340 apartments, including both market-rate and workforce housing options. The development will also boast over 24,000 square feet of retail space, curated by Comras Co., to include a variety of food and beverage, wellness, and lifestyle concepts. These retail spaces, ranging from 1,300 to 6,000 square feet, will be integrated with outdoor seating, a pedestrian-friendly plaza, and a promenade, encouraging community engagement.

The project is a result of a public-private partnership with the South Florida Regional Transportation Authority. 13th Floor Investments secured a ground lease for the publicly-owned land after being selected through a competitive Request for Proposal (RFP) process to reimagine the Tri-Rail station area.

Modern Living and Amenities

The residential units at Link at Boca will offer a range of studio, one-, two-, and three-bedroom layouts, spanning approximately 600 to 1,300 square feet. Each apartment will be equipped with modern amenities such as in-unit washers and dryers, custom cabinetry, quartz countertops, high-end appliances, luxury vinyl tile flooring, floor-to-ceiling windows, and spacious balconies.

Community amenities are designed to foster a vibrant lifestyle, including a resort-style pool deck, social lounge and bar, coworking spaces with private offices, a yoga studio, a kids’ room, a golf and virtual reality simulation room, a sauna, and an outdoor game area. A 650-space parking garage will serve residents, retail visitors, and Tri-Rail commuters.

Strategic Location and Connectivity

Strategically located at 680 West Yamato Road, Link at Boca offers excellent connectivity, adjacent to Interstate 95 and the El Rio Trail. Its central Boca Raton location places it minutes away from key institutions and attractions like the Boca Raton Innovation Center, the Boca Raton Library, nature preserves, fitness centers, retail hubs, Florida Atlantic University, and the Boca Raton Airport.

The development’s design emphasizes pedestrian and cyclist accessibility, with wide sidewalks, bike paths, tree-lined canopies, landscaped courtyards, and water fountains intended to create inviting public spaces and activate street-level activity.

13th Floor Investments’ Growing Portfolio

Link at Boca represents 13th Floor’s third "Link"-branded transit-oriented development. The firm recently completed the initial phase of Link at Douglas, a mixed-use community connected to the Douglas Road Metrorail Station in Miami-Dade. They also have plans for Link at SoMi, a multifamily project near the South Miami Metrorail Station.

Since its founding in 2008, 13th Floor Investments has delivered over 3,900 residential units across South Florida and has more than 4,800 units currently in development. The company has also expanded its reach with recent acquisitions in North Carolina and continues to develop various residential projects, including build-for-rent communities and market-rate and workforce housing developments.
