Miami’s Brickell district, often perceived as saturated with luxury skyscrapers, is set to welcome a new residential project aiming to redefine lifestyle living. The Standard Residences, the second branded residential development in the U.S. by the Hyatt-owned Standard brand, promises a departure from the norm with its focus on smaller, design-driven units, a strong sense of community, and a bold aesthetic.

Designed by Arquitectonica with interiors by Goodrich in collaboration with The Standard’s design team, the 46-story tower is slated for completion in 2027. It will feature 422 residences, ranging from studios to two-bedroom units, with select larger penthouses. The development boasts an impressive suite of amenities, including a 46th-floor rooftop pool, a 10th-floor wellness level with a spa, a bowling alley, a pet spa, and coworking spaces. Additionally, a ground-floor Avra Estiatorio riverfront restaurant, a signature restaurant-bar on the 9th floor, and a Standard Club Lounge & Café with outdoor dining are integrated into the project.

Filling a Market Gap

Harvey Hernandez, Founder & CEO of Newgard Development Group, along with Taylor Collins and Brad Meltzer of Two Roads Development, identified a gap in Miami’s market. "While Brickell is known for its concentration of high-end towers, there was a clear opportunity for something different, something more accessible, yet still design-forward and rich in lifestyle," Hernandez stated. The Standard Residences offers a fresh alternative to the market’s focus on oversized units, with smaller, well-designed residences starting in the $600,000s, paired with the credibility of a globally recognized brand.

Architectural and Experiential Differentiation

Collins highlighted that the building’s design reflects the eclectic, playful spirit of The Standard Hotels, with thoughtfully curated details, unexpected textures, and vibrant colors. Architecturally, the tower is described as expressive yet intimate, infused with character and layered design. Experientially, the lifestyle is rooted in community and hospitality, with amenities designed to foster connection, creativity, and a sense of belonging.

Intentional Amenity Programming

The amenity package was developed with the goal of creating intentional, well-designed spaces that reflect contemporary living. The rooftop offers panoramic views and a mix of leisure and social spaces. Recognizing the rise of hybrid work, a coworking lounge with private meeting rooms and Zoom suites has been integrated. Wellness is a key focus, with the 10th floor housing a full-service spa featuring a Hamam, salt room, cold plunge, and a Technogym fitness center.

In response to Miami’s climate vulnerabilities, The Standard Residences is committed to environmental responsibility. The project is on track to achieve Platinum Certification from the Florida Green Building Coalition, a step above the required Gold level. This commitment extends to material selection and energy efficiency, aiming for a light footprint and long-term resilience.

Developers believe the Hyatt acquisition has amplified, not diluted, The Standard’s DNA. The project is seen as a clear expression of the brand’s ethos: a colorful, design-forward space that challenges convention. The brand’s signature irreverence and edge are evident throughout the development, from the lobby to the rooftop pool deck.
