Tarek El Moussa, host of HGTV’s Flipping 101, recently highlighted in an interview on FOX & Friends how a slight decline in mortgage rates can influence real estate dynamics. Although mortgage rates have decreased marginally, the overall impact on affordability and buyer demand remains complex, especially when weighed against Florida’s other housing market pressures.


Florida’s Unique Obstacles: High Home Prices and Insurance Costs

Florida’s real estate market is particularly affected by:

  • Soaring home prices: While nationwide home values are projected to rise modestly in 2024, Florida continues to grapple with an affordability crisis as prices remain elevated.
  • Insurance premiums: According to ValuePenguin, Florida homeowners face some of the highest property insurance rates in the country, with an average annual cost of $2,207. “Property taxes are local, not state. So we’d need to do a constitutional amendment (requires 60% of voters to approve) to eliminate them (which I would support) or even to reform/lower them…”
