Surf Row Residences, a boutique condominium project at 8800 Collins Avenue in Surfside, Florida, has reached the halfway-sold mark as construction rises above ground. Developed by LD&D and ONE Capital, the 24-home project is attracting domestic and international buyers seeking private, design-focused living near Bal Harbour and Indian Creek.

Construction advances in Surfside

Surf Row Residences recently secured its master permit, with pilings installed and crews working on-site. The development broke ground in late 2025 and is now progressing vertically, providing buyers with a visible indication of the project’s movement toward its scheduled 2027 delivery.

The project’s financing was arranged through a $30.5 million construction loan secured earlier this year from Maxim Capital Group. LD&D’s partner, IGEQ, is also participating in the venture.

A deliberately limited collection

The development is designed around an intimate scale, with only 24 residences. Available floor plans include one-, two- and three-bedroom layouts, with pricing starting at $1.4 million. Select homes will offer expansive private rooftop terraces, optional plunge pools and summer kitchens.

Interiors are planned with custom European cabinetry, Dekton surfaces and Miele appliances. Buyers may also select furnishing packages curated by RH, adding another layer of customization to the residences.

Architecture shaped by the coast

Alfonso Jurado Architecture and Boris Pena Architects designed the building with a sculptural form inspired by a bird’s wing in flight. The architecture also references the flowing curves associated with Miami’s Art Deco heritage while responding to Surfside’s established coastal character.

Landscape architecture by Mauricio del Valle Design Inc. will incorporate lush tropical greenery throughout the property. Together, the building and landscaping are intended to create a more integrated connection between the residences and their beachside setting.

Buyer interest reflects Surfside’s appeal

The 50% sales figure highlights continued interest in smaller, highly curated luxury developments in South Florida. Surf Row Residences is positioned close to Bal Harbour Shops, the beach and Indian Creek, an area often referred to as the “Billionaire Bunker.”

Project representatives say the buyer pool includes both domestic and international purchasers. Rather than being defined by age or location, the development’s appeal is centered on architecture, privacy, craftsmanship and a limited number of residences—qualities that developers believe distinguish it from larger condominium projects.
