Savlan Capital has completed a multimillion-dollar renovation of Flagler Center, its 765,000-square-foot business campus in South Jacksonville. The work adds shared amenities and move-in-ready office suites as the Hollywood, Florida-based owner seeks to attract tenants across the property’s mix of office, medical and flex space.

A campus designed for varied uses
Savlan acquired Flagler Center in August 2025 and has since updated common areas and reconfigured office space. The company also established an on-site management team led by Jacksonville-based NAI Hallmark.
The seven-building campus combines multistory Class A offices with single-story flex facilities offering ceiling heights above 20 feet and loading capabilities. Savlan says some spaces can also support medical users with specialized infrastructure needs, allowing tenants with different operations to locate within the same connected property.
Move-in-ready suites and leasing
Six completed suites are located on the first and third floors of the Lakeside V building. Savlan is developing four more on the second floor of Lakeside II. The company says the move-in-ready program has drawn strong tenant interest, with lease activity underway across several suites.
For tenants requiring a more tailored layout, Savlan is also offering customized construction. CBRE represents the owner in leasing. The brokerage’s senior vice president, Oliver Barakat, said demand for amenitized, ready-to-occupy space is strong and that the property offers both prepared suites and options for customizing floor plans.
Ownership and investment
Savlan’s 2025 acquisition covered the Lakeside I, Lakeside II and Lakeside V office buildings, along with Flagler 100, 200, 300 and 400. Property records put the purchase price at $52 million. The buildings were acquired from TD Bank after the bank took ownership through foreclosure in 2024.
At the time of the purchase, the portfolio was reported as 57.2% occupied. Savlan founder and CEO Zusha Tenenbaum said the firm’s investment has focused on amenities and spaces tenants use daily, while also providing upfront construction for businesses that need to move quickly. The completed renovations mark the next step in the owner’s effort to improve the campus and fill available space.
