PulteGroup Expands into Lauderhill with Plans for New Residential Community

PulteGroup, a leading homebuilder based in Atlanta, is set to transform a portion of Lauderhill’s former Inverrary Country Club site into a vibrant residential community. The project will see the development of over 800 new homes on nearly half of a defunct 36-hole golf course that closed its doors in 2020.

  • Location: Former Inverrary Country Club, Lauderhill, FL
  • Acreage: 131 acres of the original 295-acre golf course
  • Projected Start: Late 2026
  • Timeline: Buildout expected to extend beyond five years
  • Potential Units: Up to 888 homes including:
    • 691 attached townhouses
    • 197 single-family homes
  • Estimated Prices:
    • Attached townhouses starting between $500,000 and $550,000
    • Houses ranging from $1 million to $1.2 million

Planned community amenities include a swimming pool, a gym, and approximately 13 acres of dedicated park space exclusively for homeowners.

Approval Process

The Lauderhill City Commission recently provided unanimous initial approval for Pulte’s proposal to change the land use from "commercial recreation" to "residential irregular." This is just the first phase of what is expected to be a lengthy approval process, which will include:

  • Votes on rezoning the site
  • Final approval of the land use change

Pulte’s attorney, Hope Calhoun, emphasized at the recent commission meeting that while they are proposing slightly fewer than 888 homes, specifics are still flexible as the project evolves.

The Return of Golf: New Course Planned

In a move that aims to address community concerns, PulteGroup plans to construct a new 18-hole golf course adjacent to the residential development. The new course will be built on an additional 164 acres of the former golf property, with ownership transferred to local homeowner associations for maintenance.
