Miami has once again solidified its position as the premier destination for foreign real estate investment in the United States. The city significantly outpaces national and state averages, attracting a substantial portion of international buyers, particularly from Latin America. This trend highlights Miami’s enduring appeal as a secure and lucrative market for global capital.

The latest International Report by MIAMI REALTORS® reveals that 15% of home purchases in the Miami metropolitan area were made by international buyers in 2025. This figure is considerably higher than the national average of approximately 2% and Florida’s state average of around 5%. Latin American countries, with Colombia and Argentina leading the pack, are the main drivers of this demand. Investors from Mexico, Brazil, and Venezuela also feature prominently.

These international buyers view Miami’s real estate market as a stable way to preserve wealth in U.S. dollars and as a hedge against economic instability in their home countries. In 2025, international buyers purchased over 5,300 properties in Miami, an increase from the previous year’s approximately 4,000. The total investment reached $4.4 billion, reinforcing Miami’s top ranking for foreign residential investment.

Florida’s Enduring Appeal

Florida continues to be the leading state for international homebuyers in the U.S., accounting for 21% of all sales, a position it has held for 17 consecutive years. Within Florida, Miami, Fort Lauderdale, and West Palm Beach collectively capture approximately half of all international home sales in the state.

Factors Driving Investment

International buyers cite several key reasons for choosing Miami. Capital security, the robustness of the U.S. legal system, and Miami’s strategic geographical location are paramount for 93% of these investors. Furthermore, Florida’s absence of state income tax, coupled with a market known for its liquidity and consistent demand, enhances its attractiveness. For high-net-worth individuals from Latin America, Miami real estate offers a valuable component for diversifying international portfolios, providing potential rental income, personal use, and protection against country-specific risks.
