Inside the Nearly Three-Year Deal Behind Florida’s $1.1 Billion Land Sale

A private negotiation lasting nearly three years culminated in the sale of about 30 acres in Miami’s Wynwood neighborhood for $1.1 billion, the largest land transaction in Florida history. The buyer, Citadel founder Ken Griffin, plans to use the site for a new Carnegie Mellon University campus, linking a landmark property deal to a major higher-education investment.

Key takeaways

The sale brings together Griffin’s university plans and developer Moishe Mana’s long-running effort to shape Wynwood. Key details include:

  • The approximately 30-acre assemblage sold for $1.1 billion.
  • Talks took nearly three years; the contract was signed about 18 months before closing.
  • The site is intended for Carnegie Mellon University Miami.
  • Mana is keeping more than 15 acres in Wynwood and says he will continue operating existing venues and events.

A reluctant seller and a long negotiation

Mana told Fox News Digital that Griffin’s representatives approached him about the property, which he had not put on the market. He initially declined, describing the land as exceptionally valuable because of its location and the neighborhood’s identity. After considering the proposal for several days, he asked his team to resume discussions.

The negotiations ultimately took about two-and-a-half to three years from first contact to closing. Mana said price was not the central obstacle once the parties met and Griffin’s team presented its budget. He said the educational purpose of the purchase helped persuade him to proceed.

A record sale with a university in mind

The transaction closed Sept. 29, transferring roughly 30 acres to Griffin for $1.1 billion. The deal set a Florida record for the largest land assemblage transaction in the state, according to the source report.

The acquisition is tied to Griffin’s $3 billion commitment to Carnegie Mellon University. The university has said $2 billion will support the launch of its Miami campus, while $1 billion will go to its Pittsburgh campus. The gift was described as the largest individual donation in higher-education history.

Mana’s Wynwood legacy and next focus

Mana began investing in Wynwood in 2009, buying a distressed warehouse for about $5 million and gradually assembling a portfolio for less than $70 million, according to the report. He also funded street art, music festivals and other cultural activity as the neighborhood developed into a major arts destination.

He will retain more than 15 acres and continue overseeing Mana Wynwood’s operations and existing events for the foreseeable future. Mana says his next priority is downtown Miami’s Flagler District, where his company says it has acquired about 80 properties for roughly $600 million over 11 years. He has described plans to foster technology, fashion, arts and education there.

A bet on Miami’s changing role

Mana sees the campus as a way to broaden Miami’s identity beyond tourism and wealth migration, positioning the city as a center for education, research and business. He said the project could affect young people across South Florida and the Americas.

For Griffin, the land purchase is part of a broader philanthropic commitment; for Mana, it marks the sale of a defining piece of the neighborhood he helped build. The campus plans put a major institution at the center of a changing Miami—and give the record-setting deal significance beyond its price tag.
