Major Environmental Cleanup to Pave Way for New Community in Hollywood

An ambitious redevelopment project is set to transform a historic dump site in Hollywood, Florida, into a thriving mixed-use community featuring 618 rental apartments alongside commercial spaces. This 34-acre property, located at 1600 S. Park Road, is at the northwest corner of Pembroke Road and South Park Road and has been designated as a brownfield due to its contaminated history.

Cleanup and Transformation of the Brownfield

The redevelopment initiative follows the unanimous approval of a land-use amendment by Broward County commissioners. This groundbreaking decision marks a significant step towards residential construction, with a portion of the apartments allocated for workforce housing—an essential need in the community.

What to Expect from the New Development:

  • Residential Units: Planned for 618 rental apartments, with potential for up to 740 units allowed under Broward County guidelines.
  • Building Design: The project will consist of five buildings, each standing five stories tall.
  • Commercial Spaces: Proposed commercial elements include:
    • A gas station with an accompanying convenience store
    • A drive-thru restaurant
    • Office spaces, anticipated to host medical tenants due to proximity to healthcare facilities

Quotes from Local Leaders

Hollywood Mayor Josh Levy expressed optimism about the project, stating, “This is a great example of repurposing an old and derelict city property. It will provide much-needed housing for local families, complementing neighboring communities like Hillcrest and Parkview.”

Commissioner Idelma Quintana added, "The land has been sitting fallow for years and it’s time for it to be revitalized."

History of the Site: From Dump to Community

The site has a controversial past; designated as a hazardous area by the U.S. Environmental Protection Agency in 1985, it was formerly known as the Hollywood Incinerator Ash Dump. Historically, the site has been used for:

Environmental Remediation: Essential remediation will begin to restore the site to meet environmental standards before construction proceeds. Developer Eric Metz has emphasized that Park Road Development, LLC will oversee this intricate process, working closely with Broward County as the regulatory authority.

Timeline for Construction

  • Regulatory Approvals: Construction will commence only after securing necessary permits, expected to be finalized by 2025.
  • Affordable Housing Commitment: A minimum of 15% of the new units will be reserved for moderate-income households, ensuring access for families earning up to 120% of the area median income.

Community Impact

This redevelopment is expected not only to provide housing but also to stimulate economic growth by attracting new businesses and enhancing the local infrastructure. The project aims for a design that includes walkable amenities, contributing to a more vibrant community life.

Summary

The transformation of the Hollywood dump site represents a significant milestone in urban redevelopment. It combines environmental cleanup with community enhancement, striking a balance between housing needs and commercial opportunities. As this project unfolds, it will serve as a beacon of revitalization for Hollywood’s neighborhoods.
