In 2013, Seth and his wife moved to Port Orange, driven by a desire to be closer to family. However, he quickly discovered that the local market was saturated with agents. In response, he recalibrated his approach:

  • Became a Personal Banker: Gaining valuable banking experience while pursuing mortgage broker licensing.
  • Branch Manager Role: Leveraging his skills within a regional bank to enhance his income and resources for future investments.

A Focus on Financial Discipline

For several years, Seth and his wife prioritized saving for their investment goals. Living solely on his wife’s income as a teacher enabled them to channel Seth’s income directly into their real estate endeavors.

Simple Living

  • Frugal Lifestyle: They refrained from dining out and traveling, focusing on building wealth instead.
  • Community Influence: Surrounded by like-minded individuals at church, they adopted a simple lifestyle that emphasized saving.

Setting Goals and Pivotal Purchases

Determined to acquire 100 rental properties, Seth made his first investments in 2014—two three-bedroom homes for under $60,000 each.
