Florida’s luxury real estate market is buzzing with high-value transactions and listings, showcasing an array of opulent properties from sprawling estates to beachfront mansions. Recent sales in Naples and Fort Myers, alongside notable listings and purchases by prominent figures, underscore the robust demand for exclusive waterfront and amenity-rich residences across the Sunshine State.
Record-Breaking Sales in Southwest Florida
Southwest Florida’s real estate market continues to see impressive sales figures, particularly in Collier and Lee Counties. June 2025 data highlights several multi-million dollar transactions.
- The most expensive single-family property transfer in Collier County for June was a Port Royal home at 3200 Gin Lane, selling for $26.4 million. The top 10 sales in Naples ranged from $12.15 million to $26.4 million, predominantly located in exclusive neighborhoods like Port Royal, Aqualane Shores, and Olde Naples. Most of these properties boasted waterfront access, private pools, and other high-end amenities.
- Lee County also recorded significant sales, with a Captiva home at 16486/488 Captiva Drive leading at $7.9 million. The top 10 sales in Lee County for June ranged from $2.7 million to $7.9 million, featuring properties with gulf frontage, private pools, and extensive amenities.
Notable Listings and Purchases
Beyond the general market trends, several high-profile properties have made headlines due to their unique features or the prominence of their buyers/sellers.
- A 42-acre estate at 1198 Mandalay Point, adjacent to Caladesi Island State Park, was recently taken off the market. Originally listed at $37.5 million, its price was reduced to $32.5 million. This 3,434-square-foot home, built in 1987, features three bedrooms, four bathrooms, an atrium, a heated lap pool, and private beach access. If sold at its reduced price, it would have surpassed Derek Jeter’s former Davis Islands house as the most expensive home sold in Tampa Bay.
- Dee and Jimmy Haslam, owners of the Cleveland Browns, acquired a $25 million beachfront mansion at 11914 Turtle Beach Rd. in North Palm Beach. This 5,906-square-foot property, located in the exclusive Lost Tree Village, was an off-market transaction. The purchase drew attention due to its timing, just days after Ohio officials approved $600 million in state funds for the Haslam Sports Group’s new stadium project.
- Former New York Mets outfielder Yoenis Cespedes has listed his nearly 400-acre equestrian and hunting estate, "La Potencia II," near Port St. Lucie for $30 million. Purchased in 2016 for nearly $15 million, the property includes a 16,000-square-foot main home with six bedrooms, a chef’s kitchen, a batting cage, a heated pool, and a 12-stall horse stable. This listing is the second-most expensive ever in St. Lucie County.
