Florida’s once-scorching housing market is showing signs of a significant cool-down, with projections indicating potential price drops in several key metropolitan areas by mid-2026. While a full-scale crash like 2008 is deemed unlikely, a market recalibration is underway, shifting power towards buyers and prompting sellers to adjust expectations.

Inventory levels, while down slightly in new listings, still offer a healthier supply, with months’ supply indicating a more balanced market. This increased availability, coupled with persistent mortgage interest rates, is giving buyers more negotiating power.

Markets to Watch for Price Declines

Projections suggest that markets such as Punta Gorda, North Port, and Cape Coral could see the most significant price moderation by mid-2026. These areas, particularly in Southwest Florida, experienced rapid appreciation during the pandemic boom and are now showing signs of adjustment. Other markets like Crestview, Tallahassee, and Panama City are also expected to experience slight declines.

Investor Retreat

Nationwide, real estate investor activity has seen a decline due to factors like slowing demand, economic uncertainty, and elevated interest rates. Florida is experiencing this trend acutely, with significant year-over-year drops in investor purchases in Orlando (down 27.5%) and Miami (down 21.3%). Investor purchases of condos have fallen to their lowest level since 2012, partly due to rising HOA fees and insurance costs in Florida.
